Narayan Nagar 3rd block site prices

I am planning to buy a BBMP A Khatha site in Narayan nagar 3rd block. Can anyone help me with the current price per sqft in this area. The site is just opposite to prajna bharathi vidyalaya in 3rd block. The google map link is below:

Also are there any litigations or pending court cases in this area ?

I'm also looking for plots in the same area. From what I saw around 4500-5000 depending on the exact location.
Can you please let me know how much the seller is quoting?

Don't think so it's tat less.. Last week I saw some plots, broker was quoting from 7k to 8k..
