House Plan Approval cost in Arekere ( 30*40 feet)

Hey all!
I am starting construction of my house. I have a 30*40 feet (A - Khata) site in Arekere and want to construct a G+3 house ( with car parking). I have applied for plan approval with BBMP.
I have been given a quote of Rs. 1.3 lakh (approx) for the government fees and another 1.2 lakh for office expenses (bribe). I am not sure if the quote given to me is right. I have verified that the government fee(Rs 1.3 lakh) is right.
But, I am unsure if the bribe being asked is too high. I cannot afford so much bribe for no reason. I am not constructing illegally on the road.

Can some one please guide me and tell me if this is the general charge for bribe (OR) if I am being asked very high. Please tell me what is generally the bribe charged for this purpose.
Please tell me honestly and at the earliest.

HI,
1.2 lac as office expenses is too much. I am not sure how you approach the BBMP. Is it through agent ? Does your site have A katha ? Did you check any betterment charges added ? if at all added it will be in DD format only.

It's A Khata and my contractor has directly contacted the BBMP officials. What according to you should be the office expense (bribe) charged? The DD amount is 1.3 lakh.....they are asking for 1.2 lakh additionally.

Hi,
Ingeneral it should be about 40 to 50k for a 30x40 site, though it varies with site location for different reasons . I suggest you relook at your contractor price.
My suggestion in general to all is don't finalize your contractors based on the help they give you to get sanction. Sanction is like any other govt work that can be done by direct approach.

You should approach a Licensed Architect/Engineer who can prepare the required drawings and submit the same online. They would also prepare the required paper file which needs to be submitted in person.
Usually, they would charge you plan approval Unofficial Charges and their fees for preparing the drawings and paperwork.

The Official/Govt Fees would be paid online, you would be getting Demand Note for these payments.
