Group construction for Flat in Bangalore

Hi everyone
This concept is very much achievable...i saw these kind of group construction done by many, like 10 IBM employees (one among them is my brother in law)
I being an architect , my childhood friends together are planning for the same, we have been searching for various sites in and around Hal
I did a simple calculation in which , you will not get the flat for cheaper but you can get far far better quality and planned flat.
We planned for a 60x80 and only 2 flats in each floor, with huge semi covered balconies, covered children common play area, party space, 2/3 car parking are some of the features we are planning at.
To make something like this is not an easy part, but we can do it if we are serious about it.
There is one bank which gives you group loans --- PNB - Punjab national bank, you should be ready with some cash to buy the site initially and then your loan will be released after the construction starts.

hi Praveen,
This concept was discussed even in my office. But some are skeptical about the no of homes which would be constructed, who will buy the site, should every1 pay the guy whom is buying the site initally etc..
Have you put ur thoughts in that direction.. If so, can you pen down your thoughts.. would be nice to hear your prespective too.

When you are working for these concept...Its not a easy path. One should stand and take responsibility for it. Coming to your questions

no of homes which would be constructed - - - you need hire an architect , only then you can get designer apartment, other wise it will be one other apartment.He will be able to guide you for an ideal size of site for your requirement
who will buy the site - - - you should buy as a group (bit though, should register as small society and then others as buyers for the society apartment )/one should buy on behalf of others ( in this case every one should have cash ready to buy site )
should every1 pay the guy whom is buying the site initially etc - - - There are banks that give group loans, we spoke to Punjab national bank and response was positive

For initial start up every one should pool in at least one lac per head. These should be used for initial expenditures like broker commissions, architects fee, paper, bank works etc.....
You can get loans in many ways, today every builder spend at least a lac or two as bribe to get bank approvals for his project, the same we should also spend some money initially to get clearances , there are many agents for the bank works to be done in back door .

Hi Praveen, please apprise us of the progress of your group housing project. How is it coming along? How much does the price work out to and in which area?

We are still searching for land, now we started looking at acre land .Since the land in per sft cost is equal to land in acres cost.
We looked at various locations in and around sarjapur outer ring road junction. srinidhi enclave, owners court, greenwood regency, sunny brooks etc...finally looking at acre land since it costs much cheaper.

may I know what is the price range in which you are planning to construct a house?

is it a right time to buy an apartment? not for an investment but to stay there.
my budget is not more than 32 L. I would prefer 3 BHK. this may sound silly.. but that's the requirement and the budget constraint.

I see so many BBMP approved apartments in this price range in east bangalore.

are they worthy of this price considering they are just BBMP apartments?

I am searching for apts after I got tired of running around brokers for plots..
apt is diff ball game.. need to check papers, conversions, legal aspects, viloations in plans etc b4 making the deal..
the owners wont give all the docs until we pay a initial token advance.. if it doesnt work, then to get money back we hve to run around..
also in apartment, the quality of construction matters; after few years..
32L for 3BHK.. hmmm, tough.. can manage to get a apt, exclusive of reg n taxes.. all inclusive , you would hve to search for some time..
