Current price in SMV Layout 6th Block

I am looking to sale my 30 X 40 site in SMV layout, 6th Block, It was allotted to me 11 years ago.
What is the current sqft rate in 6th Block I can expect. My site is not close to road and it is south facing.

Here are the details
1. Location of the plot: SMV Layout 6th Block
2. Size details: 30x40 = 1200 sft
3. Facing : South
4. State if it is a BDA plot or not: BDA plot
5. If direct seller or Broker: Direct Owner

You can expect an average price of Rs.4,500/sq.ft.
Agents & some silly owners quote fancy prices ranging from Rs. 5,000 to even up to 9,000/sq.ft across all blocks of Sir MV Layout.
Which is not practically viable & they are unable to sale them.

Weak points for this area is, As of now, there is NO job centers near to Sir MV Layout except (Global Village on Mysore Road, which places average companies) and most of the youngsters have to travel to Electronic City, Whitefield, Outer Ring Road like Marathahalli, Manyata Tech Park Etc which are almost 30 to 40 KMS away from this area, without good connectivity & Commuting options to the job centers. Instead of residing here and commuting a long route to jobs, people prefer to buy an apartment in the areas in the same price surrounding the job centers(even pay premium prices also). Hence SMV Layout is not attractive for the salary class buyers.

I think MSN1270 give near number ,,, but still goes lower when u try to sell urgently and all things like south facing , near to park , near to main road etc ..please note i don't make you feel but give fact .. even i got a plot in 6th block ..

How much do you think the right price to ask for ? please share the map of 6th block if you have.

The current running price is 5000 per sq ft in 6th block. Some agents will quote 5200.
