Urgent | 21st Block Arkavathy Layout Info required.

Happy to join here this group.
One of agent offering site in Arkavathy layout 21st block (30*40). I have looked at site and looks good. Can someone have idea?
What are pros / cons in this block.

I have sent the docs for legal and waiting for approval. In https://landrecords.karnataka.gov.in/service0/ , I see survey # mentioning land owner name instead of BDA. Is these good. As it is BDA it should BDA in RTC?

Background. I’m buying from second person (second purchase owner). Where first purchase owner is direct allotee, initially site was allotted at VIII block Arkavathy in 2006 and in these year he was assigned Alternative site on behalf of it in 21st block.

After 2 months, Second Buyer bought from direct allotee (in June 2017) and now he is planning to sell the site.
He has approved all docs till date.
Please share your inputs and comments to move further

Why the second buyer is selling so soon. Something fishy. The property must be benami.

What are your views? Any one has ideas Arkavathy 21st block or which source will I get correct information to move further.

Does all BDA Sites show land owner name in RTC?

You can take EC. That might show you current owner name.

Best option is to visit the BDA office in the noon time. They have opened a legal cell as part of RERA rules, to help the people who is looking to buy the BDA sites and in need of details/clarification about the BDA Sites. Get clarified from BDA Directly.

EC was showing latest Owner name..

Is the same guy whose name appeared in the EC dealing with you or is that guy different from the one in EC?

Yes same guy... Whoever is on EC.
But asking same question again..Survey number where site is alloted having the RRT case on it from 2014....But BDA has alloted and having Katha for it.
