Upkar layouts are all BMRDA APPROVED right ? I am planning for meadows.

Mr. Rajan, Can you please let me know how u came to know that they are still in green belt.

Hi Rajan,
Upkar springfields is BMRDA approved layout. How can it be in green belt if it is BMRDA approved ? Please do not spread false info (or rumours). This group was started with good intention of providing correct info to all buyers and hence he/she can fix a plot with little hassle. If you are sharing this kind of false info then it confuses the buyer and prolonges his/her search. Please verify the info and then publish in this forum.

Sorry if it created confusion. The intension was not to spread any false info but to make the buyers little aware and verify the documents properly. I acted only as a well wisher.
Anyways I am taking my words back becz I have not verified the papers hence not sure. Only becz I heard from smone I shared it...

RK Township is good layout... has the approach road improved to the layout? It goes via a small lane with small scale industries on either side of the road. This was only reason why i had dropped my idea of investing there. Other than this,
the layout looks decent.

Let me know the price quoted there.

UPKAR MEDOWS : It has an arch at the enterance but if you go through that route, it will take you to celebrity granduer layout. I was wondering, if the road is public road.

My question is, IS Upkar Medows a gated community?

There are couple of other layouts GPR GRANDE. Very near to Chandapur circle on main road.

P.S I am just sharing my views. I am also looking for decent layout in hosur road....

I ama going to visit RK Township this Saturday, then only I can have any idea about the locality as well as the layout. As per the posts it seems to be a good option. Once after my visit I will post my opinion. May I understand your perception when u said becz of small ind at both side you dropped the idea to buy in RK Township. Just wanted in case it helps me also to take the decision...

About Meadows even I had the same question (what is Celebrity) but couldnt get the clarification as when I approached, there were no good sites available in 30*50 dimension from the Phase 3. Also though this layout is 3 yrs older, there is no house constructed, thats why I dropped the idea of going for this, becz I am looking for immed construction for my own use and not for investment. Abt gated community - They quote that this is.... But this is a good observation. Appreciated. People going for this needs to validate this as well.

For me, the most important thing i look for is Location, Location, Location.
I am NOT ok with layouts that are way away from the main Road. Example 6 km off Hosur road might not be OK with me.
At the same time, layouts near the Hosur Border are Ruled out for me.


The approach Road to layout also is very important. If the approach road has lots of villages with small roads would take lot of time to develop. As i mentioned, RK Township is Nice Layout. It did not meet my requirements as i felt the approach road is realtively narrow and Small welding industries on either side of the Road.

Have a look, Every person see's thing s in different way. But once you get into the layout, i tell you you would like it. There is nothing very fancy.... but they have kept it simple and Neat. If they can come down with thier price, it can be good bet.

Just to share my thoughts..on Meadows..

1) I had previously seen celebrity as well and they told me that they have agreement with Upkar for using that inside road, But Upkar told me that it will be a gated community and they will put walls all round unlike springfields as it is a MUCH LARGER ONE and not practical.


2) I remember readin some time ago in times of india that the VERY CONCEPT OF GATED COMMUNITIES IS WRONG and such a Concept DOES NOT EXIST.

That was even confirmed by RK Township People who told me that once completely developed they will handover the maintainance of roads, streetlights to the municipality or GRAM PANCHAYAT there , which essentially means the same thing I think.

My View this Concept of GATES COMMUNITIES IS JUST A MARKETING GIMMICK. Moreover None of BDA LAYOUTS as such are GATED COMMUNITIES. So I think that is OK.

3) Comparing between RK Township and Meadows Even I felt the same as earlier post. The approach road is NOT good and all industries make it more problematic.

Also there was a News some time ago about POSSIBLE POLLUTION in the nearby Lake for RK township as posted in one of the other forums.

4) Moreover Meadows is much nearer to Electronics city and since it is NOT to the main road may be ppl will NOT wait for appreciation of land and Construct Houses in Near future. Again this analysis of Mine may be wrong.


5) Also I am looking to construct house only after 2 to 3 years.


Conidering all these points I am planning to go ahead with meadows.

As Iam a NewBie in Real Estate , Honourable Members please share thoughts and advice me.

I visited RK Township.
Its good from inside. Very big in size with 10 parks.

I am dropping my idea to buy becz -
1. There is no good EAST/NORTH facing 40*30 or 50*30 is available. These only were my options.
2. As pointed earlier, the approach road from Bommansandra is very narrow and i guess it will be as there are private properties at the either sides (I believe becz they were fenced).
3. There is another big society behind this layout. I spoke to the builder and they said there are chances (very high) for them also to use the same RK Township rd. I feel with this rd width, it would create problem if that big societies or other is going to share the same rd.

These are soley my view why I m not going for this (RK Township). With this my hunt for plot near to EC has come to an end. Now I started looking near to Whitefield...

Hi Guys,

The guys from Chaitra Shelters called me this week. It seems that they have completed phase 1 and starting phase 2 of the project. Just wanted to know if anyone else on this forum bought a plot here? I did go there to take a look at the phase 1 and they had completed most of the work. Hence was curious to know if anyone bought a plot here.
