Hello Friends,

Soon I am starting my Dream house construction in vidyaranyapura (North Bangalore).
Site measures 25 * 43, East Facing & A Khata Site. Planning to construct G+1
Just received a floor plan & elevation details from my architect & attached the same.
Please go through it. Your feedback & comments are highly appreciated.

We decided to go with Labour contract. I'm in process of getting good Maison.

In the first floor, do u think it will look fine if you have dining so close to the main entrance. One has to walk through the dining to reach the living. Have you seen any such house previous ly?

My plan is also very close to yours. I am planning to avoid dining near the main door. Your thoughts can help me too to take the decision.

Hi Stars, Thanks for the feedback.
We have the same concern about this. Planning to avoid. someone has to put light on this.
their are few options, but that doesn't suit.
1. Shift dinning & sofa with open kitchen
2. Eliminating common toilet

Today we have finalized our maestry. He did some good work in our area. His charges were 30K for chadra (10 * 10 feet).
Includes all civil works + Markings + Staircase + Parapet wall
Excludes the following
1. Earthwork
2. Sump
3. Compound wall
4. Rooftop muddy
5. OVH Tank
6. Watch man salary

Hi Prashanth,

If you ask me about the price, it is on higher side considering he is excluding Sump, Compound wall, Terrace muddy. OVH Tank
Don't ever go piece work, ask him to give for full including everything. If not agreed go with other Contractor.

Don't know about Elevation design, is it also charged separately, then it will be additional cost.

Regarding your Plan - I am not architect, but it is not suggestible to have Dining near Entrance, if possible change the position of Pooja Room and plan next to Kitchen, go for Open Kitchen and remove the Fridge and wash basin and plan for Dining there.

Thanks for the valuable feedback. I'm following your post quite long time. It's very informative.
Regd Labour contract, Will talk to our maestry (Will negotiate to include everything including elevation).

I too concern about dinning near Entrance. Will think of your possible option.
Let me know any other options, as we can't change the position of pooja room & if we place dining their, it will be close to Toilet.

We decide to go with Brick work masonry, Tata Ticson TMT bars, Biral Super + Ultratech PPC, River sand for brick work & M sand for concrete works.

Soon will post the quotation for the same.

Prashanth, the rate is 2 high watchman salary and any earthwork you have to pay rest all should come in his labour cost and it should be atleast few thousand below what he has quoted. Reg Kumar
