BDA gives a certificate stating that they have not acquired this land till now. I think it is called NAC (non acquisition certificate). NOC means that they are guranteeing that they havenot and will not in future acquire this land for any purpose. This is my understanding.
Also if the layout plan is even approved by gram panchayath, then we should be able to get EC with site numbers. Who has approved the layout plan in this case?

The layout has been approved by Gram panchayat in this case and comes under BBMP now. The seller says that since until now the whole 3 acre has been registered in his name EC is available only for the land as a whole. once he sells the site to us and registers in our name EC will be available for individual sites. Do u think this is valid?

BDA NOC is valid on that period , property is under any acquisition for project/road by BDA. since land registered in owner name their will be only land EC upto date, however individual site EC can be taken with details of site no ,measurment details and schedule of property at subregistrar office.

Hi,
First think check with BDA and see if they had issued any Acquisition Notice on this survey numbers. Ask them if you can buy this land. Go with known resources or yourself and check-out.
Things are not going good in Bangalore so be cautious.

Almost all the documents are legaly ok, it has been confirmed by my Lawer.
But I have a doubt with the development pace. Till now nothing concrete has been done. only leveling work has been completed... Not sure about the elec & water. Hence I am finding it little risky.....

Rajan, All that on Hosur road you find is IT Companies or Gated Layouts..... Gated layouts have come up like mashroom...
Its very imporatant to invest in right property. A layout which is little old is best place to invest. Simple reason being, many things will already be in place. You would not be the first person to bear the torture/hazzles of fighting with builder for not providing the amminities.
Secondly.... you would get an idea what kind of people of have brought the site there. Is it worth putting your money.
I agree, LOCATION, LOCATION and LOCATION is very important at the same time LOCATION is useless if you are not able to get your house constructed over there.
Regarding Khata without betterment changes. There are so many plots like this in bangalore where in you cannot legally construct house or you cannot get your house plan approved as the betterment charges are not paid.....
The IF's and BUT's are endless.. I might have penned all these things in some other thread of mine.
Last but not the least... when you invest money... you should have peace of mind....

@ Rajan : Even I had the same worry, so I went to the place like 2-3 times to check if any work is in progress. I could not see anything. hence I asked them about this. Their reply was that funds are held up from some ppl who have already booked and hence it is going slow. I was also worried about this.
@Amit : What you say i right, but problems that I have faced so far are each time so different that it has become so difficult to know what is exactly legal and wat is not. There are like a hundred different cases and hundred approving authorities In some cases when something is in a good location and affordable we have no choice but to try to gauge what is the authenticity of the project. But what you say is absolutely right peace of mind is the most important thing

As of now I havae dropped my plan to buy in Chaitra Shelter (Chikka Thogur). The bukder is very new to this business it seems or they are fake and trying to run away with the money without any amenities. I agree (with the discussion with 2 Lawers) that the piece of land what I am plnning to buy would be mine tomorrow but other than that No Electricity, Drainage, Water, Roads etc... Hence probably I wont be going for this site.
I heard about celebrity builders but in EC they are sticked near to Jigni only. All of their layouts are there in Jigni only. And I dont want to go to Jigni if I can get equally good nearing to NH7 (Hosur Main Rd).
Now I am looking in RK Township. I just initiated the conversation but not yet visited. It seems its a big layout with Appartments, Park, Play area etc etc.... all the flashy things are available. Lets see how it goes. If anyone having idea about the same would appreciate if gets shared.
