Attached please find my 30X40 West facing floor plans .
I have 2 plans. (option 1 , option 2)
Request to review and provide your expert comments.

Option:2 will be best

Option 2 is better.rethink on parking area at least 15 feet length.

Option 2 looks so nice. i dont like the option1.

Option -2 is better. But I thing the car parking needs to be extended by a 3-4 feet. The currently park will barely fit a normal Sedan. So its better to plan right now. I also want to know what are your plants on the first floor. Please also keep in mind that the staircase is rising in anticlockwise direction. In case you are a believer of Vastu, please check - I think it is better to have clockwise staircases.

Thank you all for your valuable feedback, i would like to go for option 2.
But, I have a challenge in extending the car parking by another 2-3ft with the current 2 BHK
option considering the setbacks. Also, the present plan does'nt have utility space.
So, do you suggest a 1 BHK with the utility space and a big Car park would be a good idea?
or a 2 BHK with some compromise ?
Basically i don't want to go for a Duplex.

1 BHK with the utility space and a big Car park would be a good idea?
i suggest increase car park length to min 15ft and width 10ft. (including entry passage to door)
Otherwise, it cannot be used for car parking later.. will be too conjusted.
Do you have plan to construct more floors above ? if so, parking will not be sufficient.
If not, you can think of building a guest room+study room on Terrace (additional 300sqft area) using same external stairs or small internal staircase.
Bottom line is, it is not a good idea to fit 2BHK+car park in 30x40 site if it is for own use.
