Hi Friends,
From Last 2 Weeks, some progress has been made to my house construction, here are some updates.
1) Mud filling + PCC (using 40mm Jelly) has been put upto Plinth beam
2) Columns concreting upto 7 Feet is completed (Total 12 Columns)
3) Lapping is done above the 7 feet column
4) Wall construction is completed till 7 Feet using Red Clay wire bricks (9x4x3 Size) - Outer wall 9 inch is done, Internal walls will be done later.
5) For Windows the placements has been measured and gaps are left.
6) Ground floor Height is kept as 10 Feet
Materials using are Cement : Birla Super 53, Steel - JSW Neo, wire cut bricks
Some photos will be loaded
I am Little concern on entry from Road as 2 Feet height from Ground seems little high (Should have half feet less, else Ramp height for parking place will be higher, but can't reverse now. Need to work out on Ramp length for comfortable entry.

Absolutely u r correct one and half feet height will be sufficient . Even v planned for 2 feet ,after Eng advice v reduced it to one and feet.

Wats price for size stone per load ( how many stones will be in a load). Wats price of Boulders per load.

Hi,
Size stone per load will be Rs. 10000 to 10500. Approximately it will come 800 -850 nos (They consider bigger one as Two nos)
For an 30 x 50 Sites, We need 3 Loads of Truck for 3 Courses of Foundation.

I just dropped in to say that your post is very helpful for people like me who have absolutely no clue where to start when it comes to house construction. I've recently registered here and going through many threads which are very helpful.
Few questions:
1. Is yours an A khata site? If so, is there a different procedure one should follow when constructing a house(govt regulations and all,plan approval and other stuff is needed I believe)
2. Is there a regulation on how many floors we can construct and say if you want to build a house on pillars,leaving the ground floor for parking(and maybe a small room)
Sorry if my questions are stupid, I'm brand new to this. Any pointers on the work flow will be highly appreciated.

Hi Sharma,
It's A Khata Site issued by BDA, Now it's comes under BBMP. I don't think we need to follow the different procedure for constructing a house.
Normal procedure only, Submit the documents as specified for the Plan approvals (Ensure the Working plan should be at least 90% similar to approval plan). My Brother in Law knows the process and he helped me on this.
It's Bribe works majorly in BBMP Office, everything will be floated if you give money. But deviating too much on Setbacks will be problem to you as well your neighbours. At least keep 2 Feet gap across the site.
As per the Norms for 30x40 site the FAR should be 1.75 and you can construct G + 2 Floors.
For B Khata Site, there is no Plan approval process as per my understanding, some of my friends constructed house without any Plan approval process. They give some bribe to Inspection Officer when he visited and completed the construction.

We have completed the Ground Floor Roof Slab last week, It was Site Mixing. Started around 8:00 AM and completed by 2:30 PM
Outcome was good, there is no cracks (except 2-3 Smaller one), Vibrator was used during the concreting.
Steel Used (JSW Neo) : 2 tons (Means around 1.55 Kgs of Steel per SQFT)
Mat or Chappe was used : 4500/- Total
Cement : 120 Bags (Birla Super 53 grade) @ 385/- per bag
Slab thickness : 5 inch
M sand & 20 mm Jelly - Nearly 75% used (Out of 25 Tons)
The Concrete composition used (M20) - 1:1.5:3 (1 - Cement, 1.5 - Sand, 3 - Jelly) as they used 3 times during mixing.
Final mixture was 3 - Cement, 5 Sand, 8 Jelly
Gang members (Total 10 members) + 2 Masons & 1 helper + 1 Electrician + 1 Centering guy + Myself & Contractor
Lunch was arranged & Tips given to members
Water Curing is in place for next 14 days. Post that we will start for Columns construction.

Hi,
We used VI pipes, they are good in terms of quality and I have seen them using in many building & apartments.
Other brand is Universal Pipes a top brand which cost higher, the price would be 3/4" Pipe = Rs 52/- and 1" Pipe = Rs 72/-).
VI Pipes - 3/4 inch = Quantity 40 nos @ Rs 30 per pipe
VI Pipes - 1 inch = Quantity 15 nos @ Rs 40 per pipe
The other items you need are Fan boxes, Junction boxes, Collars, Bends, End caps, Tapes, Solvent, Axle Blade, Centering tape etc...
For Roof Slab overall Electrical Items cost comes below Rs.5000/- only,
Ensure you should have proper Electrical Layout from Architect before putting and check whether it is covered for Fans, Meter board placement, MCB board, CCTV connection, AC, Parking area Connection.
