Hi All,
I have started my house construction (30 * 30) recently and finished 2 floors. and complete 1 floor plastering inside. it is KR puram area. i have few doubts regarding unit calculation for final settlement.
1. when should take measurement for unit calcualtion. after compeleting slab or once completing plastering?
2. Stair case roof and top floor water tank roof also includes units measure?
3. I left setback west side 30 * 1'.6''. My Mastri skiped constructing basement in that area. i have to pay for that also?
4. He did ground floor Wall Plaster very roughly . how to calculated wall plastering amount in sqft?

What kind of construction contract have you entered into? is it item rate or chadra rate? If it is chadra rate, then the slab area is usually measured. If it is item rate, each and every construction activity is measured (wall construction, plastering, pillars, etc.)

Looking at your query there is not much information provided for some one to respond .To my understanding i am write the below solution
In case of lump sum per sft contract
1. You have to constantly keep calculating the finished and unfinished slab areas for arriving at final amounts till the last slab casting is done .
2.payment schedule should have been made to release appropriate % of amount on completion of specific work
3.Payment schedule should be very elobrate and mention every benchmark to release the payment ( benchmarks like - completion of wall ,completion of plastering internal ,completion of plastering external , routing the wires , fixing the switches , fixing the doors , fixing the grill and many many more )
4. Any payment schedule will have 25-30 payment benchmarks minimum , never go with 4 or 6 payment schedule that you will never be able to follow up the work completion vs payment
4.If you haven't done this, can be done even at this point sitting with your architect and understand the benchmarks till the end of the project
In case of item wise contract
1.All your questions will have answers in the bill of quantities and the quote you have approved .
