Those few Price "FEARING" buyers who have bought sites in bsk 6th stage or JP nagar 8th phase are yet to construct their own house. this shows their prime purpose is to buy the site and not to construct the house. They bought these plots for the investment purpose with a permium making the scenario seller friendly and setting a bad precedent. This is really hurting the "needy" category.
How to stop this trend is the biggest question???

today i had been to BSK 5th stage and the thing is the sites which i had seen 6 months before for sale at 3000 rs /sqft is still open for sale at same price.
we can understand now that people are not ready spend more than the reasonable price. but sellers are just dreaming abt it and waiting.
sahemlessly the sellers are using the term "FANCY". " they say if i get the FANCY rate i am ready to sell."

My whole point was with the naming of "genuine" buyers and "genuine" sellers.
Let me ask you who fixes the reasonable price, what is reasonable for the buyer might not be reasonable for the seller. As I said if you had a site and if you wanted to sell it would you honestly say that you would go to the market and tell that you will sell it only at a reasonable price and not a max price you can get out of it. Lets not be hypocritical about it. Everyone wants the most for what we have.
About ONIONS, why that hyped price is still selling, because people want to buy, if everyone stops buying, it will come down, but we cant right, thats thats the same, if everyone stops buying land, land prices have to go down, but there is a demand and people want to buy and thus the price is there to stay.
I dont cry if my maid asks for more, will pay for it if I can or do all my house hold chores myself.
If I can let go and join a new company as it pays more, my maid also can. Its an open market, you nor me can dictate the prices. So do you mean to say people jump only because they are afraid that company will not take care of them during recession, then the company he has jumped also is the same, so what is the point? The truth is that we all want to earn more and make more money for ourselves when we can. But we seem to be hypocritical when that is affecting us but are happy if its benefitting us.

You folks have put very good valid points from buyers thought process. Even I am in the same boat. Looking for plot around kanakapura road.
I have been through 4-5 property sittings last 6 months. The brokers and middlemen jack up 200-300 per sqft over the seller. Most of sittings did not end because I stuck with nominal price and was not ready to pay extra premium. Even now, the same sellers are waiting to get the premium price.
Only few urgent sellers would give the plot to the lucky ones within days.
Recently, there is a trend where even lawyers are involved in acting like middlemen to sell properties at premium.
For eg:
1200 sqft plot agreed for 2350 per sqft without the owner's consent.
From owner's perspective he wants minimum 2200 per sqft.
Assume somehow he gets the seller.
At the end of transaction, lawyer demands 150 per sqft as his fees and agreement is made for 2200 per sqft.
Its a nexus between lawyers, brokers, middlemen.
Its hightime govt has to regularize such malpractices.

even I am facing similar problem. One of the brokers showed me a couple of plots and I finalized on one of them. Just a 20 days back he had quoted 2150 nego, but later he said the owner has increased the price since then to 2350. Earlier he had told me his commission was 1% but now he jacked it up to 2% saying this is the rate for 30x40. On top of that he told there is another middleman (I doubt if he really exists) to reach the owner who is demanding Rs.30 per sft!!! So all in all, I will have to pay 80K to 1lakh to middlemen to buy a plot. I had really liked the plot, but was not ready to give up to this guys dirty trick and I let this plot go. If people agree for such tricks because they really liked the plot, then they will make this the thumb rule to deal with any buyer.
I am searching for plots again!

Potential buyers are partly to be blamed here. I can't understand why anyone would negotiate with a broker, instead of the owner directly. There is some legwork involved in the whole process.

As far as I know the normal brokerage to be paid is 1%, I went through my broker whom we know since 20 yrs and the deal was a cake walk..
Initially, ppl will feel like the prices are high but if they are using it for their own - its' completely acceptable.
Also theoritically the buyer always think that its expensive and the seller thinks that it would have featched him more.. Its the case in all the deals.
The area where I bought the site (20*30) is 11th Block and is nearly developed with a lot of houses also accebility to the main road is very easy...ie., can see my site from the main (Uttarahalli - kengeri) road.
Once the kaveri water hits this area the prices would definately be soaring .... the affordability would be miles away. Believe me when I say this there are hardly any sellers there especially for the 11th block and agents are calling me to see for profit for rs.400 in a span of 6 months.
