Hello,

Can you please let me know the prevailing market rates in the BDA layout in JP Nagar 8th phase, right next to Nayak layout. Owner is quoting 3100/sqft.

If you are talking about the JP Nagar 8th Phase 2nd block right next to Jambu Savari Dinne bus stop, then I know this area...Am not sure where Nayak layout is , and hence not sure if you are talking about the same place...

The price is way too high...A year back it was 2100 - 2300 in this area...last I heard was it has come up till 2500-2700 and not more than that...I know a couple of deals happened in this area last month for 2500...

but this area , not many are selling now and thats one disadvantage for a buyer...the area has lots of houses already built and the area is presently livable by all aspects ( lots of good houses have come up already ) except for the Cauvery water availability...that too should be imminent as they are constructing a huge water tank in Jambu Savari Dinne...according to BWSSB , within a max of 1.5 to 2 years ,definitely this area will have cauvery water too...

In any case, 3100 is way too high ...u should get it for a worst case price of 2700, I would say , and not anything more than that.

Its the same area next but not near the jambu savari dinne. but its very close to the BWSSB. When you reach the dead end of puttenahalli road, a road goes towards bannerghatta road to the left and if you take the curve you get jambu savari. However if you dont take the curve but a sharp right, there is a coconut avenue road (naik layout). I think its the 8th phase 1 block....very near to the lake....

I also heard that another plot in the same road was sold for 2800 earlier this year.... let me know if this area is good enough for 2900-3000

The Layout is called Royal County which is almost a k.m from jambu savari dinne.This layout developed by Royal relators along with BDA. I have found this site which has more infoamtion

go to project and select Royal County.One of my friend bought a plot here for 2300/- last January.Couple of months ago they were quoting 2500/- psft and no wonder if the prices are gone up by more than 400/- psft

So any thing between 2500 to 2700 is a good deal.

I have been tracking this area since the last 5 years. Royal county is good in terms of the layout plan. It is between Bannerghatta road and Kanakapura Road(3.5 Kms from both roads). As the roads leading to this layout from both BG road and Kanakapura road are narrow, it would soon be very diffcult to get into either of these big roads considering today's traffic. As regards developement, royal county has not developed at the same pace as the lands around the Bannerghatta road - you still don't have a good grocery shop in this layout. The rates are being jacked up by the estate agents and greedy owners. @2500/sft, a 2400sft site would cost more than 65 lacks which is not justifiable when you consider building a house on this land spending 35L. I believe the rates cannot be more than 2,200/sft - sites were being sold for less than this price just 6 months ago and I don't find any great development around this area in the past 6 months. Even when people were quoting 2500/sft, some sites were being sold at 2000/sft.

My friend recently bought a plot 60*40. He told me that he bought it for 1950/sqft in Royal county. I don't know the plot number. i can ask him if you want to give him as a reference and bargain. Lets bring down the rates people.

It will be good if you can let me know the details on how your friend got a deal for ~2000/sqft and exactly which area. I am looking to buy one if I can get at this rate.

I am planning to purchase a site in this area, please let me know if any available or somebody is selling, thanks. Also i would be great if some one tells what the price at this time there? I had a word with agent who is telling is telling cost of about 3k and telling owner is now telling 3.5k:).. please suggest.

I know personally one txn that happened for 2600 psft that happened 6 months back. But of late , when one of my colleagues enquired in this area, agents were quoting about 3.2K !! I am talking about the direct BDA area ( not BDA approved) close to Royal County. I doubt its really worth buying here for this range as Kavery water is yet to come here.
