Charges for plan sanction

What are the typical charges for plan sanction ? Is it advisable to do it on our own or delegate to somebody who knows this job in bbmp ? What would these people charge ?

Site: North facing.

My setbacks are as follows:

Front: 3'3"
Left: 2'6"
Right: 2'6"
Back: 2'6"

Have left 11x15 parking space in northeast.

In East-southeast, I have left 9x4'6" for utility. Does this cross thresholds of setbacks set by bbmp.

How long does it take to get approvals ?

Some people are saying 3 days, some saying 20 days.

For planing what is the total area of your site and for how many kitchens your are looking for

Example if it is 1200 sqfeet plot then planning for one kitchen will cost you around 80K

For detail break up you need to go to nearest BBMP office

I had got plan sanction last month for my 30x40 site. I planned for two kitchens. It costed me around 95K including unofficial charges etc. I did not have road cutting charges, that saved 20K.

I paid 20K and got done in 12 days in Bytarayanapura BBMP office.
