I got a BoQ for my 30x40 west facing G+2 construction. I would really appreciate if I get feedback. I see that this is a bit on higher side. Can I get a feedback?

You might wish to relocate your toilets away from the kitchen on both the floors.
55/s.ft for vitrified tiles reference rate - you may not get desirable patterns for this price.
What sort of sand is being proposed to use? River sand or M-Sand?
Black granite - kitchen platform - thickness of granite is not mentioned.
There is no reference to pricing for terrace step ladder to reach the tank
Please insist on 8,000 litre sump
Also ask for 3 layered sintex or equivalent brand for your water tank.
Sanitary works to be expanded in detail. Ask what is the reference rate for the western closet that would be provided.
Electrical work detail to be expanded. What brand are they going to put for switches. Please make provision for UPS now.
Insist on atleast 250 electrical points. Insist on 1.5 inch conduits for electrical cables inside the ceiling (contractor generally puts 1 inch conduit)
Reference rate of 125/sqft for granite flooring - is this the same for staircase and kitchen?
For the staircase steps, ask what finish is going to be provided? Leather, laputrra, flamed etc.
For the steel kitchen sink, good brands are: Nirali, Futura, Franke, Neelkanth.
The quote does not include the approximate total sq.foot area of construction.

Please ask your architect to provide detailed positioning and sizing of the windows all over the building. Insist on maximum number of windows to get the best light and airflow. 3D Layout would be very appropriate as it can assist you in imagining how your house flow would look like.
Please be aware that kitchen is ideally located in South-East direction with windows facing East, No toilets in North-East as well as staircase for religious reasons, if you believe in it. All toilets are generally installed in North-South direction.
Please make provision for solar as well (piping costs)
