I am planning 13 ft * 19 ft . Is it good enough or better to increase?

I think 13' x 19' is good enough. At my house it's 13' x 23.5' which looks big

Thanks a lot for your reply regarding the plan... Yesterday, got construction document from one contractor.. In this document he has mentioned what he is going to provide while construction..
I am planning to construct G+2 Building where ground will be fully stilt for the time being and 1st and second is duplex... The plan has been already attached in this chain..
Now I am attaching the construction document and the quote I got from the contractor. Please review it once.. He is quoting 1900/sqft..
Please comment on the document and also what are those things I have to consider while bargain with him???
Steel : Indus Steel
Cement : ACC
Red brick for construction
M-Sand for structural work and River Sand for Plastering..
Sump Tank of 10000 ltrs, boundary wall also he is going to provide

What is the total area of construction?. Also, Rs.1900/sqft for the said specification looks bit expensive. As I am not sure on the current rates, other members can comment on this. Because, there is no high quality materials (except cement/steel) mentioned in the specification and everything looks normal materials which generally people quote. I completed my house last year March and it costed me same Rs.1900/sqft including interiors which came up to 10 lakhs.

Ground floor will be fully stilt floor for the time being... Later I have a plan to construct 2BHK for renting purpose...
Ground floor ---- 985 sqft (though it is fully stilt floor)
First floor around 985 sqft
Second floor arounf 985 sqft
Total : Around 2900 sqft * 1900 ( 56 L) including boundary wall, sump tank etc...
Yes, I also feel it is bit expensive...

First & Second floor - 4 bhk Duplex house
Terrace floor - Headroom & tank room
in 30*40 site and constructed area came to 3350 sqft which costed me around 64 L.
I used APCO blocks, Birla Super cement, Indus steel, Belakavadi river sand, full house granite (Rs.150, 115 & 90), Somany bath room tiles(Rs. 65-80), main/pooja door & frames - Teak, room door frames - Ghana teak (polished), Window frames - white sal (inside polish & outside paint), Window shutters - teak, Room doors - flush doors with both side teak Vineer, Jaquar & Grohe bath fittings, Kohler/Hindware WC, Anchor Viola switches etc. along with complete interior work.
You need to bargain on the rate or ask for quality material. Generally when we give full contract, the costing will include the contractors margin also which I may have saved going by labor contract. But, for that one should have time/patients and need to put lot of effort. Since my father is a civil engineer, I could able to mange though I was the one selecting the materials

I am pretty sure the setbacks would be only 1 feet or 1.5 ft at the maximum. Which govt guy approved your plans for 33.5 squares on a 30x40 plot? It is totally illegal. You cannot even build that on a 30x50 site.

I started my construction 8 months back. I have almost completed the civil structure and plastering work.
Now planning for bathroom fittings and all. I am planning to have Wall mounted Closet for my bathroom from Hindware.
Can anybody suggest best model (One economical and 2 premium wall mounted closet model from Hindware brand)?
