Setback for 30*55 site under BBMP

Hi All ,

I am planning to buy a 30*55 site in Bangalore north which falls under BBMP.
I plan to construct house immediately after buying.

Want to know what is the setback applicable for 30*55 site.

As per govt norms between 3 and 3.5 ft has been approved. However depending on you requirement, usage and the construction constrains setback can be limited to 2 ft and this can be corrected in akrama sakrama.

I want to construct duplex house . So 3-3.5 ft is still applicable ?

I have read that , as building height increases setback also accordingly changes.

I dont want to violate the setback the rules and be at the mercy or akrama sakrama.

Hi,
As per my knowledge, for 30*50 site we have to leave 4' rear side, 6' front side and 3'.3' sides. As per rules even car parking or elevations should not use this setback area, it should be kept completely empty.
