Labor contract or Architect?

we are planning to construct the house, Plot size is 820 sqft south west corner.
We have limited budget so below is our expectation from architect (just complete design of the house).
Ground floor: Shops (like atm, clinic, small grocery shops etc - compact size) for rentals purpose, first floor duplex house.
Complete design of the house, looking for good elevation however interior will be very simple due to budget constrain but scope for improvement in future.

Please let me know what are the services available and approximate cost for each type of service (like basic design, complete design, complete design with supervision etc)

I really don't understand how can one consider labor contract as alternate to architect services, these two are completely different. Its like i will go with Nurse for operation instead of Surgeon to save doctor's fees (No offense on other profession) .
You can opt to get operated on your own but that wont save doctors fee but you are taking a risk.

Architect services are design related ,its up to you to choose the construction method ( full contract or labor contract ). If you fear of cuts in the materials to architect ,simply get the design and details from architect and take up the construction on your own.

you have misunderstood my reply. I said that I have used architect for design and labour contract for execution.
