House floor plan for review -West facing plan

Hi all

Dear My BDA members,

Attaching the plan of West facing plot 30 x 40

GF: 2 BHK plus parking

1St Floor : 2 BHK

2nd Floor : 2 BHK (plan same as 1st floor)

3rd Floor : Expansion plan (Currently no plan)(open space for solar heater and solar power)

Please provide your valuable feedback for the plan .

Very good plan , The suggestion that I have is in ground floor the toilets are a bit small and would be ideal if u make 5ft instead of 4ft for both the toilets.In addition to that can u ask the engineer onto at what level from the ground will the landing of the staircase will be in the parking area.

Since kitchen , dining and living are having limited walls so the beams of the roof will be exposed unless you go for a concealed beam also since the span of the pillars in parking area is large (16ft) do let us know the beams reinforcement that the engineer is planning.

Hi,

I think the with that type of stairs you will surely not get the headroom required. With 9 steps on one side you will get only 5' approx headroom which is not sufficient. There definitely need some changes in the steps design. Also I think it will be very congested with narrow lane to the entrance. You will need at least 4' to the entrance for easy movement. I think you can achieve this by pushing it to the extreme end of the compound wall towards the road. You will have wide passage to the main door as well as there will be no issues with headroom. You will have a smaller Master bed though.

Hi Friends,

Initially I had a plan of G+1 duplex house. I have given a lumpsum material contract of 32 lakhs for G+1. Right now, the ground floor roofing & brick work is completed.1st floor pillar and brick work is under progress. I am intending to construct 2nd floor also now (either 1 BHK or 2 BHK) for giving on rent. So that G+1 is for my self use and 2nd floor for rent. I have a BDA sanction plan of G+2 already.

I wanted to know what would be the minimum cost for doing the 2nd floor - 1 BHK & 2 BHK. Sq.ft would be about 650 - 700 sft.

Before I speak to my contractor, I wanted to get idea of what would be the broad number for constructing the 2nd floor.
