Hello All,
I'm planning to start my house construction on my BDA plot which is of Dimension 20"x30"?
I have heard that before starting the construction we need to get the approval from house plan from BDA or BBMP. But am not sure which approval is required? Whether BBMP or BDA?
1) What is the procedure of getting the approval from BDA/BBMP?
2) How much time is required to get the approval?
3) Also, could anyone of you respond with list of approvals that I have to take apart from BDA/BBMP?

1. Get plan approved from BDA / BBMP. Cross check in the locality, there will be many service provider (real estate / builder agencies) doing this job for a fee.
2. Plan to be submitted online on BBMP website (this will done by preparing the plan as per Bye-laws - fees Rs.3000/5000)
3. Either get this approval by the service provider itself with extra service charges or Approach the BDA / BBMP office to get the DD charges to be paid (including extra to be paid 15k - 20k
4. Incase, digging borewell. Get form downloaded from BWSSB website, pay challan fees (Rs. 350/500) at Canara bank. Approach BWSSB office in cavery bhavan to sumit and wait for their call for site visit & then approval. This will normally take 1-2 months. If this needs to be fastened up then contact the Geo office opposite GPO (near Vidhana Soudha)
5. For temporary electricity connection, approach local engineer in BESCOM

Building Plan Sanctions from BDA or BBMP
If you have a plot and want to construct house, then very first thing is you need is Building Plan Sanction by the concern authorities, where you need to submit documents like, Sale deed, Khata, Encomrence Certificate, Recent Tax paid Receipt, layout plan approval Copy, Possession Certificate, Estimation copy of construction area, Plot number Release letter.
With a Form with your signatures and Plan copy as per concern authorities(10 blue prints copy).
with your and civil engineer signatures & Seal. The form should have to have franking and notary authorized.
After this formalities you can submit the file to the concern department, then after couple of days, Concern department Surveying will take place to measure you site and then you will be given a Intimation Letter soon after this, where you need to pay the fees as per the given norm, Basically it varies from size to size of a construction and number of Kitchens you may need.
However!! after this you will get a challen (acknowledgement copy) for what you have paid and you need to submit to the concern department and then after all the verification and other validation of your file. Process may take 20 to 40 days of time after you submit your docs, you get the plan approval copy. Your signatures required in person to take that approval copy at the time of delivery Where some blue prints will be taken by the concern department and few of them given to you with other following documents and signatures done.
Whereas, you can keep those remaining sanctioned blue prints for your purpose of Construction loan, KEB connection, BWSSB connections and so ever.
