Hi All,
I am planning to start the construction on my 30x52 West facing plot. I have all well constructed/encroached/no-setback houses on all the 3 sides(North,East and South) and I end up with 29x51 in a very good location.
I am planning to construct
- 2BHK in GF with 2 car parking (North facing)
- 2BHK in 1st floor (I want East facing on 1st floor)
- 2 rooms on 2nd floor with internal staircase with MS, where later I can remove MS staircase and construct full 2nd floor and utilise the same MS staircase for 3rd floor.
I have attached the 2nd version of floor plan for your review.
Please review and provide expert opinion on
- Space utilisation
- VASTU complaisance ( I believe in Vastu and we are very traditional)
- Good Architectural building
- Use of natural light and air. (Please note only space for natural light and air is on road facing West)
I had read many post on borewell and on construction and my understanding is that we are getting very valuable and useful suggestions timely.
Please review and help. Attaching the floor plan for 1st and 2nd floor for review. GF will be almost same as 1st floor with 2 car parking.

You have a wonderful site which is bigger than the normal site but the space utilisation could have been better..In planning wise i feel so..

- Having bathroom (only bath is fine )on east is fine but not toilet according to vastu.
- I feel that once the building is constructed you may have less space inside , rooms are 10x10, which are very small. Minimum should 12x12.
- Pooja mandir should be ideally be at east- you should be facing east while doing pooja and south
-- You don't have a closet room for dress, walk-in closet could have be planned
- Staircase is on the north side which is against vastu, more weight should be in north-west/south.
- Building is not in rectangle lots of offset

I was my alpha version.1 kind of plan and I didn't think of Vastu and other things. My architect is working on it with Vastu. Few of our requirements are very traditional and our architect try to fit all of our behaviour and requirements.
Will share once I have a 1.o floor plan for your review. Your feedback is really helpful.
