east facing house plan

hi All,

we are planning to start our house construction and I have planned the house design. I have also attached the same. Please review the same and provide us your valubale comments.
1. east facing site.
2. site dimension is 30 * 50, but plan for construction in 30 * 40 sqft only.
3. front 10 ft * 12 ft (in front off main door) is car parking. remaining area is for garden
4. Ground floor pooja room, kitchen, 1bedroom and living room.

You may not need such a big dress room in GF and ff
You dont have a common bath/toilet in GF
The dimension of 4feet for toilet in FF is not sufficient.

Are u going for a SS masonary foundation or column based ?

planned to have 2 toilets in GF one next to another (plan attached)

let me know if that looks good.. since the entrance to common bathroom is in living room, felt a bit awkward

Hi,
My home's plan is the same, only major difference is that I have constructed in 30 X 50.

The compass shows that your site is North facing. Please correct me if I'm wrong.

Are you planning to use the remaining portion of your site as car parking / garden? The minimum size for one car parking today is 10' X 14' and if you want to go for bigger cars it has to be 10'X 18'.
My suggestion is to leave at least 15' to avoid problems in future.

I have planned two bathrooms side to side, but the entrance to the common bath is not from the living. I have made a common entrance portion (5'X5') from the living from where you have doors to the bedroom and common bathrooms opposite to each other.

Also I don't think its a good idea to have dressing area and bathrooms on either side of the bedroom. You can have the dressing area between bedroom and bathroom.

Hi Karthik
As an architect i am only commenting based on generic requirements .It may or may not match to your case.

GF
1.Though your living room is 19 x 14 the way it is planned you can have tv and furniture unit only in the shorter side (14') there by your tv viewing distance will reduce.
2.The bedroom door is position is quite with the line of eye sight from main door that could raise privacy issues in future .I recommend to move it to dinning side
3.Toilet size is too big with respect to planning ,rather you can plan for cross ventilation for bedroom by reducing the toilet length to 8'
4.Car parking in too small for sedan cars ,in case you are parking in the sit out area there would be hardly any space to walk .The whole concept of grand entry will go for toss.
5.Shoe rack position would be an issue if you are planning to place out side the main door touching pooja wall ( if you are particular about god sentiments )
6.Utility efficiency will be come down with only 2' passage left after the sink counter kept along the kitchen wall.

FF
1.Master room same comments as GF
2.Kids room toilet is too big rather make it with small dressing area and toilet .No need to have wardrobe right in the dressing area all the time .
3.Family room size is not suitable for a tv placement in any direction .

Please place the furniture in all the room to under the spaces much better .My style of furniture layout
1.Tv unit should have a good black wall as back ground to create good tv units
2.Tv should be placed with possible longest viewing distance from sofa
3.Kitchen should have longest possible counter length not the bigger room size
4.Dinning should have a small crockery
5.Bed head board should have a possibly blank wall of 7' at-least to have interesting details in interiors .

This is a question to Praveen on TV placement - these days even the bigger to biggest TVs have shorter viewing distances (from 4 to 8ft) as the recommended viewing distance. I am planning my hall and have this question as well. My current plan is to have a rectangle hall of 10*15 with TV on viewing distance of 8ft?

Viewing distance depends on two things
1.Eye strain
2.Full screen view / detail view
You can observe that in most multiplex front row watching doesn't strain your eyes but you cannot see the whole screen in one view ,you keep turning your head to get complete view .The same happens in a TV ,though the LED tv company says viewing distance can be small means it don't strain your eyes like older Tube tvs that emits high Gama rays .

Since i am a moderate audiophile i prefer for tv viewing in Living room .Others who are not specific about Tv can always look at seating arrangement best suitable for human talks than watching TV .
