Yeah thats I also noted that fabrication is not included and doors will be Teak and Sal wood.
Including all that it works roughly 52 lakhs, which i still believe is way higher.
What do you have to say about the rates quoted otherwise ??
As you are doing your house which is of similar area, you might be the best to advise.

Ok Guys,
So got a different quote from different vendor. This looks better.
Overall costing including everything is falling : 49 lakhs
Now I am still 4-6 lakhs short:
I will need your advise related to this:
1> Go for full block structure (I might end up saving 2 lakhs here)
OR
Go for compressed Exposed Blocks for Gym room and Study mezzanine on top floor (This should save me finishing expenses atleast), Not sure how durable it will be.
2> Get rid of Mezzanine Gym and Study (To construct in future)
3> Do all Skylights in Polycarbonate Sheets (Should save roughly 60k compared to hardened Glass)
4> Teak wood stairs or RCC stairs with wood lamination ?? Can floating RCC stairs be done ??
5> I have few areas where my boundary wall serve as enclosure for ground floor, Should i go for rough plaster finish and do some coating to save ??

You should try avoiding the unnecessary things unless it is very essential because there are lot big range of things you need account that will be not covered in contractors agreement. So, have buffer to keep althose things.
2. If you are planning for punching bag, monkey bar etc in your gym ensure that you have rings placed properly.
4. Teak wood stairs would consume more then expected So, avoiding it would be good. Instead go for RCC stairs with wooden tiles on the steps.

I have finalized contractor and work is supposed to start sometime next weekend.
Sharing the Beta front elevation renders, please suggest coloring and changes.
I am planning to have glass boundary in both the balcony and sitout.
Still confused on following thing:
1> Stair case design, I want floating one but want to keep it economical.
2> Options on Sky lights (Total of 230+ Sqft, Budget quoted by Architect is Rs.600 psft)
3> UPVC vendors ??

Hi Folks,
My House construction started around Early march and plinth was completed last week, Due to already a delay I am going for roof casting first and Block work will commence parallely and later.
Now few issues (rather differences) with contractor on which I need expert opinion:
1> I have given ITEM Rate contract and Due to peaked price of Sand, I had to opt for RMC for roof casting and Foundation.
As per agreement, I was allowed to do any changes in BOQ with a provision of "Total Cost + Labour + 15% Profit for Contractor"
FOR RMC Contractor quoted me 5500 for ultratech and 5000 for some local vendor. I was able to get it in 4200 from RMC Company itself.
For Bricks, My base rate quote was Rs.40 and Contractor was supplying some Rs.46 brick without Strength report. I was able to fetch same for Rs42 with Strength report.
Now contractor is arguing that his profit margin is being acquired by me and for RMC I did agreed to pay him Rs1900 per m3 (includes labour+ profit), which i still believe is on way higher side as his supplied quotes are already humongous in comparison.
How do i solve this ? I am doing the ground work in fetching better and cheap dealer as his work is not upto mark when it comes to pricing of supply.
Any experience in dealing this ?

My architect cum civil & structural consultant is charging a fees of 2.5% on project cost for my duplex house construction(estimate project cost approx Rs 30 lakhs).
Wanted to from our member friends here if that is reasonable.

Were you able to resolve this problem successfully?
Asking because we are also constructing a house on Item Rate Contract. Have not faced major issues with contractor yet, but would be good to know how to deal with if necessary.
