We have seen a 30 x 40 site in JP Nagar 9th phase 1st block, opp to HM apts, its north facing, the owner is quoting 2000/sq.ft( non negotiable). Is the price reasonable and can we cobnstruct and stay there in few months.

the location is reasonably livable even now...but u may want to negotiate for atleast 50 Rs lesser..

Yes T.K Deepak Layout is good location. Check for the current price. I feel this is low lying area compare to near Royal County but I do nto see and problem here as the land looks quite dry. and there are no lakes nearby.
The Royal County near to Deepak layout price varies from 2500/- to 2700/- But I got to know from one of the posting here the price quoted is around 3000/ in Royal County which I feel too high.
I loosk like the prices are in upward direction due to phase 2 Mono rail coming from Puttenahalli to anajanpur ( I do not know when the work will start) you can expect decent returns down the line.

This is a great portal. Actually, I was a member in the now defunct groups.msn.com/bdagroups. I bought a site at J.P.Nagar 8th phase - Royal Lakefront after getting advice from the good friends in the forum. When brokers were taking me for a ride, the forumers helped me in identifying the right place.
I think the current price at Royal Lakefront is around Rs.2750/sq.ft. It has doubled in 5 years. Several houses were built in the past 2 - 3 years. Check out and see if any site is available for sale.

Any idea about the latest running rate i J.P. Nagar 8th Phase 2nd Block? I had recently been there and saw a big compound coming up adjacent to the proposed park. Any idea what's going to come up there - school, apartment?

AFAIK, its an apartment. Running rates are around 2600 , I guess.

Thanks, jackalbda. When I had enquired with the contractor who was doing the compound wall work, he informed that it could either be a school or an apartment, he was not sure though. Incidently, I also noticed a board put up by BDA in the layout that site Nos. 758 and 759 are proposed for a commecrial complex building. Looks like things are improving in this area.

It costed me 2300 psft for an east facing plot in 8th phase 2nd block for a BDA site.

Congrats Bangalorean !! Just wondering if your plot is close to Royal County ( 80ft road starts from Jambu Sawari Dinne itself) or opposite to Royal Lake Front !! If its close to Royal County , I would say u are real real lucky to get it for 2300 !! Otherwise also its a good bet, because I know that there are not many selling in the area opposite to Royal Lake Front as well...
In any case its a big relief to zero in on a plot and congrats again !!
