teak i got at 16500 first quality .There are 2 to 3 qualities where they mix with Ghana teak the joints and all where you will get it cheap which we cannot identify where price starts from 13500 on wards. I took from Akashya nagar as it is close to my site ,else transportation cost will come around 800 Rs for just picking one door. I enquired around 3 to 4 shops and got the good one ,as you also need to search /get quotation from 3 to 4 people so that they will say why the price is high .Internal doors i have gone for Niki...

I also wanted to know about type of external door (not main door) mainly in utility area, balocny etc which are exposed to day sun lights.

I used Honne doors as i gone intially for Acasia but latter dropped it..... If you really interested just do see Acasia where in the forum it is being discussed .

Can you comment on the NIKI door price provided by NIKI dealer in enclosed attachment. I have to finalize urgently.
I have chosen 4 types doors 32mm thickness.
1. Moulded Panel (interior)
2. Engineer Wood Panel Door (Main)
3. Engineer Veneer (interior)
4. PF coated Flush Door (bathroom)
Tax 14.5 % on 50% of the total value.

Rate seems to be reasonable.
I am also in look out for flush doors for my construction. Are you planning to use flush door for main entrance also? Weather it is advisable safety point of view, as normally teak wood door is preferred for entrance.
For Nikki flush doors, is there any additional cost involved like, Polishing/painting/laminate etc. which gets added to the basic rate?
How are you planning for frames and what is the cost of frames per sq.ft.?

No,
Main door will be engineered wood panel door / Ghana Teak Door. Normal moulded panel door, you need to paint, if you want to polish you have to ask for engineered veneer door only. other fittings by your carpenter. Redsal Frames are already installed.

Engineered panel doors or Engineered veneer panel doors are excellent as internal doors , however they are very unsafe as entry doors. The reason is this ...Engineered Veneer panel doors are really not made of panels ,they are simply routed . The door is typically routed both sides. if you look at the cross section ,where the routing is deepest , so much of material is removed , that it is hardly 6 - 8 mm . One can kick hard and this section of the door easily give in. No need to break the lock to break in.
However it is not the case with the traditional solid wood door , solid wood panels are interlocked (Tongue and Groove) and rails and stiles are secured with mortise and tenon joints and very hard to destroy. That is why its preferred choice for main door.
Flush doors with veneer made of good ply wood can be a good candidate for main door , but the looks are compromised.
