Prevailing Rate in Anjanapura 1st Block

Hi All - Happened to visit my site in Anjanapura 1st Block recently. My site is located closer to the boundary of 1st Block where you have the storm water drain running all the way. I noticed that there has been a bridge (Mud padded) built on the drain which is now making the 1st block accessible to kanakpura road directly. What this means is, one does not have to take the 80 ft double road deviation from Kanakpura road pass 2nd, 3rd and 5th Blocks to reach 1st Block. My question is has/will this accessibility to main road improve the market rate of sites in 1st Block? When I was there, I noticed mini school buses, taking this route which means this is quite a significant approach now.
