Rate in SMV Layout 2nd block

Hello Folks,

What is the current price per sq.ft for a 30x40 plot in SMV layout 2nd Block?

The asking rates (quoted rates) should not be considered for prevailing market price.
Instead, if there are any sale/purchase transactions happened in the recent past, that price should be taken as benchmark for deciding on market price.

I have seen many sites still available around 3500/sqft in SMV layout in Olx.com and also in Quikr.com. If you can just go & browse through, you will still find plots at this rate. Also check magicbricks.com.

I have experienced this, brokers post ads with cheap prices to attract aspirants to call them up. Post that they would say they had a plot with that price and recently sold out and they would quote higher prices as the current price. I would say Rs 3500/- per sq ft is not realistic in 2nd block (exceptions may exists based on the surrounding area).

Even though I posted my response on the price that I sold, my message did not appear. I am posting it once again on members request. I sold it for Rs. 4333/sqft (Rs. 26.5 lakhs). Brokerage was a bit considerable in my favor as the person who helped me sell my plot was closely known from my relative's side.

Plots are also being priced upto 28 and 30 lakhs in 9th Block by brokers and owners. After me having sold my plot, brokers are still calling me and telling that they could have fetched me even upto 28 lakhs for my plot, after everything has been said and done. Cheers.

Pyaretaj had himself had sold his 20x30 plot in SMVL 9th block for Rs. 4333/sqft (Rs. 26.5 lakhs) way back in June 2013 and claims the price is 3500/sft in 4th block in June 2013 !

hahaha rkumar good catch. nowhere you can get for 3500 as pyaretaj said. can't believe anyone words and anything in real estate. they can manipulate at any time.

For SMV II block quoted price is between Rs. 3,500 to 3,900/- on paper ads like DH Classified or TOI for 20X30 to 30X40 sized plots.
