Cost of Construction

Dear Friends,

Planning to construct a house on a 35x40 corner plot with following floor details

1. Stilt / ground floor - 2 car parking & One 2 bedroom unit for rental
2. First and Second floors - Duplex for self living
=> First floor - living area, pooja, kitchen, dining and 1 bedroom
=> Second floor - 1 master bedroom, 2 bedrooms and family living space
3. Third floor - 2 single units with single bedrooms for rental

Request for cost / budget estimate for above specs construction, Assume normal granite (@Rs 60/80) flooring for rental units and for duplex for only living areas (15x20 sqft) - Italian marble.

There is no straight forward answer to this question, since there are many parameters that determine the cost of construction. Some of them are listed below:

1. Type of sand used (add to that lorry strikes and other external events)
2. Type of wood used for vaskals, window frames, door and window shutters (Teak Vs. Sal Vs. Honne Vs. Engineered wood)
3. Wood Vs. Aluminium Vs. UPVC windows
4. Flooring (Vitrified Tile Vs. Granite Vs. Marble)
5. In case of Granite & Marble, the range you opt for in terms of price
6. Sanitary fittings range selected by you
7. Paint used
8. Material used for interior work (Plywood range, Laminate Vs. Veneer, etc.)

In addition to the above, there are many other parameters that will determine the overall cost.

However, as a general guiding principle, for medium to high range construction, it would vary from 1500/- per s.ft. to 2200/- per s.ft. of built-up area (incl. material + labor)

@ausraja,

Planned to do the construction with labor contract by supplying the materials, my brother will oversee the construction work. Anyhow, will be getting the detailed drawings and BOM from the architect.

No issues , where is this plot located and what is the facing of the plot ?

Dear sarbda,

you have given only the site dimension, not the construction area(how many squares planned to build ?)

Average you can consider Rs. 2,000/sq.ft.(or Rs. 2 Lakhs/Square X number of squares). This is for the
decent quality Construction. Specific interior requirements and accessories are all top ups.

Plot is in south Bangalore and north facing corner plot.

As mentioned above, construction cost varies from 1200 to 2000 Rs/Sft depending on material type and contract type. Going with labour contract can easily save you 10 to 20% of construction cost but requires lot of effort and time from your side. But you can be sure of the quality of materials that are being used.
