What is the legally allowed area of construction

Hi,

On a 30x40 plot, what is the legally allowed area of construction?
Does it depend on the layout, location, road width infront of the plot etc?
If so please let me know the details of how it varies?
If one wants to construct more does it require special permission?

As per current zoning regulations of 2007 which is a part of Revised Masterplan 2015. ( This document is available from BDA Site).

It depends on your road width , wider the road more the FAR provided you have bigger plot >360 sq m
for all normal sites 30\40 and 60 \ 40 up to 12m road width, allowed FAR is 1.75.
for the building height b/n 9m to 11.5m , the left and right set backs are calculated as 8% of the width of the site . and Front and Rear as 12% and 8% the depth of site respectively . For 30/40 , 2ft 6" ( 2.4 ft rounded of to 6 inches) is in left,side and 3.2 ft on rear and 4.8 ft front.
Leaving all set backs ,your area is now 790 sqft for a 30/40 of 1200sqft
Floor Area includes your building with walls , Stair case and Balconies , however it excludes staircase rooms, Lift wells , space for parking etc .
FAR is ratio of Floor Area to Plot area.
So for 1200 sqft plot , you can build up to 2100 sqft , roughly 2.5 floors of 790sqft.
your plan will be sanctioned according to these byelaws , you will not get any permission to deviate or construct more , however , there is regularization of deviations through akhrama sakhrama , ( the pdf link is already available in the forum) need to built it as per the deviations and pay the fine to regularize it. The allowed deviations is also stated in Occupation certificate document.
