Hi,
I am planning to build a house in mysore on a muda site - I checked with a local contractor - He tell me that it is around 2 Lakhs
for 10 feetx10 feet (this includes flooring) and basic contruction cost is around 1.6 lakhs as there is shortage of sand.
Can anyone advice me on this. Also, how can i verify what the contractor says is correct.
I am planning to meet another contractor and ask him for an estimate.

I think 2lakhs / 100 sqft should include everything, ie , electrical, plumbing, flooring and even painting. It is true that the construction cost has gone up due to sand shortage and cement price hike.

The contractor is quoting 17500 with following specification ...
STRUCTURE:
• RCC Molded framed structure designed for columns, plinth beams, staircase, lintel, chejjas and roof slabs with beams.
• Structural steel to be used is either Indus or Tata steel brand
• Columns, beams, roof as per structural design for optimum load. (Thumb rule would be to use at least 2kg of steel per sft).
• Bed concrete should be of 1:4:8 and 4”thick
• PCC and RCC mix as per structural drawings specifications
• Staircase with waist slab 4” thick, riser 6.5”, tread 9”, with S.S handrails and Granite steps with bull nosing.
• Pergola/tile roof for second floor front elevation part of the house
WALLS:
• Roof top height will be 10’0” from plinth level.
• Solid blocks of good quality 6” for external walls resting on the plinth beam & 4” for partition walls.
• All partition walls are of 4” thick with concrete ribs at every 3’0” height.
• Height of parapet wall should be 4 ft. height and thickness 4”all around and WPC of C.C 1:3:6 with necessary slope and rain water pipes.
MASONARY WORK:

• RCC plinth concrete 1:2:4 and thickness as per design.
• Solid block Masonry 6” works in CM 1:6 & 4” for partition walls.
• Cut lintels 4” deep, with 4 -10mm rods.
• Loft slab 1 no in each room 2”thick, 22”wide..
• AL round RCC Lintel beam proportion 1:2:4 as per design.
• Ceiling plastering in CM 1:4 after hacking the surface

FLOORING:

Hi,
Also advise you to meet an architect, finalize on floor plans and elevation get BOQ from them. Once you have these things in hand you will be in better position to negotiate with Contractors.

He also told me Sand costs 40 thousand per load & he used manufactured sand.
When i checked - I see that it costs around 20K. Also, I wanted to check how much one can negotiate in these matters. (10%?) My nego skills are really bad.
I am planning to build a First Floor and i think that - The price should be less when compared to laying foundation. Hence Please advice
if building first floor costs less than ground floor?
