Construction Cost Estimation - First floor Duplex

Greetings Members,

We are in planning phase to construct a duplex house on top our existing single floor house on (30 * 40) site in mysore. The total sq ft would be 1560.
Contractor is quoting 1550 for completing the work in 8 months. Following are the specifications given by the contractor

Estimated cost : 1550 *1560 =2418000
Duration : 8 Months.

STRUCTURE:

· RCC Molded framed structure designed for columns, plinth beams, staircase, lintel, chejjas and roof slabs with beams.
· Structural steel Indus or Tata steel
· Columns, beams, roof as per structural design for optimum load. (Thumb rule would be to use at least 2kg of steel per sft).
· Bed concrete 1:4:8 4”thick
· PCC and RCC mix as per structural drawings specifications
· Staircase with waist slab 4” thick, riser 6.5”, tread 9”, with S.S handrails and Granite steps with bull nosing.
· Pergola/tile roof for second floor front part of the house
WALLS:
· Roof top height will be 10’0” from plinth level.
· Solid blocks of good quality 6” for external walls resting on the plinth beam & 4” for partition walls.
· All partition walls are of 4” thick with concrete ribs at every 3’0” height.
· Height of parapet wall should be 4 ft. height and thickness 4”all around and WPC of C.C 1:3:6 with necessary slope and rain water pipes.

MASONARY WORK:

· Roof slab 5”thick (8mm & 10mm rods) and beams (16mm, 12 mm& 10mm rods) 12”deep or may vary as per structural engineer
· RCC plinth concrete 1:2:4 and thickness as per design.
· Solid block Masonry 6” works in CM 1:6 & 4” for partition walls.
· Cut lintels 4” deep, with 4 -10mm rods.
· Loft slab 1 no in each room 2”thick, 22”wide..
· AL round RCC Lintel beam proportion 1:2:4 as per design.
· Ceiling plastering in CM 1:4 after hacking the surface
· Inner wall plastering in CM 1:6 sponge finish
· External wall plastering in CM 1:6 sponge finish/ rough
FLOORING:

· Vitrified tiles of nano technology for floors 2x2 with skirting. (Base rate Rs 80/sft )
· Anti skid tiles for bathrooms.
· Providing and laying Heat resistance terracotta split tile on roof.
DOORS & WINDOWS:

· Main Door: Frame with section of 4”X 5” thk. Teak wood with 40mm thk. Teak wood shutter. Lock of Godrej make with door eye and brass fittings as per specification.
· Pooja Door: Frame with section of 3”X 5” thk. Teak wood with 32mm thk. Teak wood shutter.
· All other doors of Neem wood frame section of 3”X5” thk with commercial flush shutters or Honne or Second Teak

All windows with Neem wood frame section of 3”X5” and shutters of Honne or Second Teak wood section 2”X1.25”with 4mm thk. Modi Float /Saint Gobain Glass with necessary powder coated fittings.
Window Grill will be of 12mm bright hexagonal rods with ms flats in between.

KITCHEN:

· Kitchen top with black granite slab on conc. block walls 2” thick 22”wide with half bull nosing, branded SS sink , one hot and cold sink mixer , with 3 no 15 amp and 5 no 5 amp points.
· Provision for exhaust chimney, gas cylinder space, grinder, oven, fridge and water purifies shall be provided.
3’ high dadoing above the platform of 8”X12” Glazed ceramic tiles (Basic Rate Rs-60/-sft.) as per drawing and direction.
· Taps of Jaquar make for Kitchen 1 Nos.

TOILETS/ BATH ROOM:
· Toilet water proofing before & after piping in sunken slabs
· Jaquar Hand shower 100mm Dia Round for each bathroom
· One Wall mixer (2 in1) of Jaguar brand with provision for hand shower in each bathroom
One Wash basin of Hind-ware Malibu make with one pillar cock for each bathroom.
2 pillar cocks , two Floor trap(bath section) and one Nahani trap for each bathroom.
7’ Height dadoing of 8”X12” Glazed tiles - Basic Rate Rs-60/-sft
Kylis wall mounted star white closet wih flush valve for each bathroom

PLUMBING WORK:
Main plumbing lines from tank, 1 no per floor and then distributed internally
· CPVC hot and cold Pipes.
· Water supply lines 3/4” dia in CPVC
· PVC pipes for Rainwater & sewage pipes.
· Jaguar Fittings Regular Series.
· Provision for Solar and Geyzer in bathroom.
· Provision for solar water in kitchen.
· Direct water line to Kitchen and Utility area.

ELECTRICAL:
· Electrical PVC ¾” dia concealed conduit work both in slabs & walls (chasing) including heating, lighting, TV, phones & speaker points with provision for UPS for all lighting. (8-10, points per room)
· Wire: Finolex copper cable and VIP pipes
· Switches: Anchor ROMA with metal box.
· Distribution board with MCB lighting 2.5 square mm AEH – 4.00 square mm.
· Provision of AC Points.
· Provision of point to place UPS Equipment and two earthing piont.
· Provision for geyser in bathroom and water level controller for overhead tank and sump.
PAINTING:
· Birla Cement primer coat after preparing the surface
· Internal walls : Two coats of putty over on coat of primer.
· External walls : Asian paints Apex exterior with one coat primer.
· Door/Windows : Enamel paint for external openings with putty in wood primer and Melamine polish for internal openings
TERRACE:
· 4” thk parapet wall up to 4’-0” height all around and WPC of C.C 1:3:6 with necessary slope and rain water pipe.
· Water proofing
FABRICATION WORK:
· Providing outside/external staircase of MS, Hand rails at Rs. 100/- sqft for terrace
· Providing security door for Main door and terrace door

OVER HEAD TANK:
· Providing of Sintex water tank of capacity 1000 liters over 6’0” height platform

I have attached draft floor plan and elevation of the house.

Kindly provide us feed back on the quote give by the contractor, is this reasonable ?

Hi Satish,

1550 per sq/ft sounds quite reasonable with the above mentioned specifications. Please ensure the contractor delivers quality work as per the agreement.

Hi Satish,

The estimation is workable because you do not have to spend on foundation. Note that there is Sand Issue in Mysore too.
Also, do have structural engineer if the existing building is old.

The house was constructed 18 months back and was planned for building 3 floors. Yes there is issue of Sand, the contractor has promised T Narsipur Sand. He was the one who constructed the house 18 months back.
