need advice regarding this work

hi , we are constructing a G+2 floors house in Bangalore and just 2 weeks back started the work, my contractor first seemed to be a good guy, simple and truthful (we think or is ?) but since 2 weeks hes given us about 20 excuses right from the excavation (our was all loose3 soil filled up land) , column (he said the length would be 8 feet and 12 feet, but did 6feet and 9 feet?) to the foundation pillars,
right now his guys in his absence have filled the 3 remaining pillars and have made them smaller and of very poor quality as they manually filled this, (as the contractor had given us another excuse about the gang machine and about using vibrator) there's a whole lot of things to be mentioned! but as we desperately need a house, i have just neglected a lot of things about using old material and materials not upto his specifications and etctetc
now i want some advice and feed back regarding the work and the attitude of the contractor as its just the begning and i dont want to land up loosing my money in terms of poor quality and workmanship,
so pls do have a peek about the pillars and the finishing and do give feedback as it really counts!

DEAR Elhani

With regards to foundation and column, ideal solution get the structural engineer (your person) and show him and take his opinion. I did not notice any pedestal at the foundation of column. normally it is done.

With regards to contractor, Since it is beginning and you are not happy with his work, in your interest leaving at this stage will be better and wise than leaving late. Leaving late will be very complicated compare to now. Take care of money you have given to contractor for work. see that you get the work done for money you paid.

By looking at the photos i am surprised at the placement of the rods, you at least need a structural diagram to validate this. Without which it will be very difficult. Also, as the other member said do get the structural engineer first.

The poor quality that you mentioned or place where you see the aggregate exposed could have been avoided if they ensured the boxes were removed carefully and it also could be that if they have not used vibrator.

tks for your feedback it means a lot, but as you people adviced for a structural engineer we will see for one around this area or look in the forum, the main problem is i am out of station and only my wife is alone to look after it! so its quite difficult to do it,
i spoke to the contractor and told him about the quality of the work and the new 2 pillars are very badly built, he said he will add more cement to it and do things properly in the future, he assured me on this point! we are in a fix and going ahead with him only as no other option, iam attaching more pics after hes done the extra work on pillars!

ill also look for a structural engineer to visit our site in bangalore south, some one who charges nominal fees for stage by stage supervision. and advice ofcoursce, someone whos retired and with experience will also do, pls if u have any references do advice!

Looking at the picture I was not able to tell about the mat size....the size of the pit suggests that he did not put a mat (looking at the second pic)...also the pillar foundation box size seems a tad small. Also adding cement to it does not help... Just my 2 cents.

Hi,

Did your contractor done any Construction elsewhere, Very poor work. How did you choose him without seeing his prior construction works.
Don't know how much payment is done. Please don't hesitate to change this Contractor.

Is it Labour Contract or Material Contract (Looks like), Looks like he has not put the Mat by seeing the placement of Rods. This will be major issue going forward.

If you made small amount, just ask him to return or forget it, else you will loose lot of amount by repair work only. Decision is yours.

Whole Forum members will object this type of Construction & Mention this Contractor name with details. So that nobody should go with him in future for any construction.

Be PREPARED. its disaster waiting to happen. very poor quality of concrete and reinforcement steel work, that also in the foundation and column work, which creates the base of your building. when your foundation is week no matter how costlier finish you go for, problems related to the structure will not let you sleep peacefully.
you know in case of disaster most of the time its not that very less quantity of material is used but its the way its used that causes the damages to the building. get someone properly trained, preferably a str. engineer to review the work done. IF NEEDED GO FOR DEMOLISHING the work and start over, or if rectification measures are suggested go for it.
here in your case few of the things are noticeable
- improper ring / stirrups size as well as the distance they are placed.
- ring ends are not bent inside at 135 degrees and are TOO short.
- very poor concrete. proportion of materials not maintained uniformly. no use of vibrator, VERY HIGH quantity of water in concrete.
- done plaster to hide the bad quality calling it repair. for structural RCC, this kind of plasters are like make up; only for show - not serving any meaningful purpose.
- size of the footing - base at the bottom of the column, only str. engineer can validate, looks less; unless you have very hard soil. which is highly improbable referring to the size you mentioned in the beginning. its neither 8x12 nor even up to 6x9.
- reinforcement bars going on one side of the concrete, rusting will start from the beginning itself.

Depressing. Take some good care, its your hard earned money that is going down the drain.
