Rates in Anjanapura 9th block

Hi,

I have seen few sites in Anjanapura 9th block. I have shortlisted few. Owners / brokers are telling the rates as 4500 / sq ft. Is this the running rate in this area or can i negotiate more? Is it worth buying in this area paying high cost??

Rates have been fluctuating between 3500-5000, depending on location. Investing and living in a BDA plot is far better than living in private layouts.
