Duplex house in 30/40 site

Hello all,
I am planning to build a duplex house on a 30/40 site. Can someone point me to an indian website which has lot of sample duplex house plans on 30/40 site? Google search mostly points to western style houses which I am not interested as that doesn't fit my reqirement. Any suggestion/help will be really appreciated. Anyways this is the rough picture I have in my brain as of now:

Please note that I am neither a civil engineer nor an architect, I am just sharing my idea/plan here!

1. 2 car parking in ground floor (Note: This is ground floor and not cellar)
2. Big room in ground floor with attached bath (behind parking space)
3. Side entrance from ground floor to duplex house (That is first floor). On first floor door will be on northern side.
4. First floor will have a living + dining + open kitchen + 1 room (Might be like a small study room) + 1 common bathroom/toilet + 1 small pooja room + 1 sitout/patio + Stairs to second floor
5 Second floor will have a big hall cum library + 1 Big master bedroom with attached bath + 1 medium size study room/Bed room + 1 sitout/patio + stairs to terrace
6. Terrace will have a small roof top garden + solar. And, ofcourse it will be an open terrace.

In total, the house will have 4 rooms, 3 bathrooms, 2 patio's and a 2 car garage.

From my point of view, the advantage is that I have covered whatever facilities I need. And, as far as disadvantage is concerned, I guess there will be lot of stairs to terrace because the duplex actually starts from the first floor.

Hi,

There is a very good website available where you can do simple desing along with 3D support.You need to create an account.This is a web based application so requires login every time if you want to edit or create new plan. I feel you can do some home work before going to the architect(if you have any plans to approach architect).

Hi prasad,
Your requirements looks very good.This way you get a very interesting spaces in the home.I did similar configuration in one of project about 4years back.Certain things you need to take care.
1.Avoid making ground floor look like apartment parking(seen series of columns)
2.Give exclusiveness to the first floor stairs
3.Can cover the parking space with landscape to certain extent.
You might end up with a construction area min 2000 to 2500 sft in this kind of design.Should look if it fits in your budget.

check out dreamghar.com, apnaghar.co.in, askacc.com and lafarge-india.com. I think each of these has some ready plans. perhaps they will give some ideas and help in starting off.
