I am planning to buy a flat in Bommanhali near to the junction. The builder says the apartment is approved for G+2 floors but the flat is on G + 3 floors and hence you may have to pay some fine with in 1 lakh for regularization. is this possible to have extra unapproved floors regularlized. also for regularization can the flat owner have to apply or the assoication of the apartment (it has only 8 flats). If association need to apply and suppose other flat owners do not listen to me as they have already their flats with in the approved plan... what to do i am confused.... please help me i am fine with money but want to know if regularization possible...

As per what I have heard, Akrama-Sakrama funda is for the whole building, not just one flat. The Govt will consider the whole of the building as 'Akrama'.
But about the charges to be paid, I am also confused. Because, why should other flat owners pay the charges? And Why should they agree to share the un-divided land with top floor people? But I assume that, When they were buying the flat, they knew that an extra floor is constructed and still they bought it. So It means, they have accepted to share the un-divided land with top floor people also. So they are bound to pay the charges for regularization.
