Villa @ SAI CITY(Atheena Group) Whitefield

Hi,
I am planning to book a villa at SAI CITY(Atheena Group). It is on sadarmangala raod , Domsandra Village, close SAI BABA Asharam(Behind Prestige Shantiniketan appartments).
The builder has plan for row house, independent house and villa project. This layout is next to the Skylark villa project. The builder has quoted 39.5 lacs for villa (plot area 1500 sqft, built up aread 1350sqft). Here is website for atheena group- www.atheena.in The mutation registered on current landlord, DC, the layout is been approved by grampanchayat and the layout comes under BBMP limits

Would like any info from the members here on the builders/area/cost/other documents that needs to be verified.

Also please suggest a good lawyer from whom i can consult before proceeding with the deal.

If this Layout is coming with in the jurisdiction of BBMP .The layout shall be approved with Bangalore Development Authority ,but not with gram panchayath

i have scrutinized the legal title papers of the land and all are clear, personally verified with BDA/DC office all are clear and recently SBT also approved the project as per Builder. builder is real honest and share all facts . the delay is for gram panchyat and dc approval,so most of the banks dont provide loan, so got delayed and as per builder they never wanted to fabricate papers ,and its true i have experienced with some other builder where i lost 2lacs still pending.

guys! i have an update they are launching ********************* frendz i have seen construction of builder which is as per the commitment they use 4" solid blocks for partition walls, where max.builder use hallow blocks, even in apts. also they use, to lighten the structure which saves steel and etc, and heavy load bearing pillars are not required.
