I have a question on the area if we go on labour contract,
1)If i am building a house on a 30*40 plot and have left a large area in the from for parking which is covered by a roof then wouldnt it be uneconomical to pay the same labour cost ? of couse i have a sump + flagging to be done in this area.
2)what about stair case area ? is this also included as part of the roof area ?

My suggestion is to use a fabricated roof (MS with Polycarbonate/ terracotta) for the parking areas. this way, it is excluded from the labour contract. Stair case area internal is not excluded generally. its not so much of an area and would not bring down the cost too much.

Thx naz , I cant do that so wanted to know would the labor contract include parking and staircase area ? thats in case its roof to roof ?

Just a small question - In labor contract above are the following excluded?
1. Painting
2. Electrical works
3. Plumbing work
4. Tiles Laying

Civil labour contract will exclude the items you have metioned @averagejoe.We need to get separate people to do the listed work.

I am paying 230 per sqft of roof area which exclude the following;
- sump
- compound wall
- chejja
- Terrace muddy
- Common area flooring(parking etc)
- parapet wall
- Elevation
Construction is with cement blocks. For red bricks cost is Rs.240/sqft.
Sump is charged at Rs.3/liter(labour only) for brick. For rcc sump cost is Rs.6/liter.

I need a bit of further clarification. I am constructing house for 4 floors - Ground is parking (so no walls) , first/second/third have a slab area of about 3200 sq feet.
I am being charged 3200 sq feet X Rs 240 per sft X 4 times - Is this correct?
Since I have Ground floor as parking - is this to be excluded?
The rate Rs 240 per sft includes the standard works plus include elevation and compound wall.

Mine is an item rate contract - so I my knowledge is limited to what is written by others in the forum.
I think roof area is what the contractor charges but for stilt/parking floor they should reduce it to 50-75% of a regular floor.

It is normal practice, if the labor contractor agrees for roof to roof then foundation, sump, compound, parpet wall, elevation will be extra. If the contractor agrees for compound to compound, like yours, then all are included except foundation digging.
I have gone for 12[30*40] * 3 floor * 24000 + tank room+ stair case room = 9L
The one advantage in this contract is that the tank room, stair case room or additional space will be constructed at 2400.
In either case, balcony is also considred roof and even the car parking because, they need to put roof, columns etc.
