@ Pratap,

There are few discussion on this forum. I had read it before i started my construction.
Key things would be Knowledge of construction, Time at hand, Budget, Material source information etc. Both has its own advantages and disadvantages
I have give a material contract however I control the material that is used to and extent (Spec, Brand, Etc..) i am intimated whenever there is a material bought on the site. This hybrid model works for me

Yesterday had been to Maha laxmi hardware (Got the ref from this forum) on Sarjapur road to buy hinges, Handle and bolts for windows. The contractor felt the prices was a little high. however we went ahead and bought as we didn't have much time to search for other shops.

Also ordered for Nikki doors from a Srinivas Enterprises in Teachers colony, HSR layout. Plain door with PVC coating and Bedroom Flush Doors
PVC Coating - 135/sqft
Flush Doors - 150/Sqft

Bathroom got some designs for Kaveri Brand. yet to decide.

Elevation work, Painting, Granite, Electrical, Plumbing, windows all happening in parallel.

Planning to have most of the wood work completed before pooja. Then it will be difficult to get workers. 21 days to complete the construction.

Today had been to Market area for Plumbing and Fittings

Got 30% Discount on Cera, 19% Discount on Jaguar, Dealer rate on other items at Karnataka Belting & Hardware Mart. Without Bill.

15% Discount on Hardware items on Dealers price from Chaudary Hardware. Without Bill.

And spent around 7 Hours, searching,bargaining, packing etc.

Hi Ramki,
The Place is Banki Nawab Lane, SP Road Cross. You get both Sanitary and Hardware shops Wholesale Dealers.
This is near the mosque.

Hi Martin,

By seeing your involvement in purchasing material I guess you should have succeeded with only labour contract with the help of a structural engineer. :)
I am curious to know how do you manage your work-construction balance. Is it affecting your profession?

Hi Martin,

Last 2 days i went through your Construction experience , from first post to the last one so far- I have been visualizing and its been as if i am actually involved in the construction process!! yes, your posts are very informative and pictures speaks so much!

I am planning to start construction in 2-4 months span so it has been very very informative .

Few questions as someone asked above..
1. How do u balance official work and construction?
2. When do you get time to write such detail posts :) ?

Hi,

I understand Martin is utilizing the Saturday & Sunday for the Purchase of the Materials, As most of the time the thread updates on Saturday & Sunday :)

His Office might be near to his Construction site (Looks like working in Electronics City) , So sometimes evening & morning visit will be there to the site.

Great going Martin, information with Photoes are very helpful to Forum members espicially those who just started & those who already in full swing.

That seems to be the case too :)

Martin,

1. Any BMRDA/Panchat Engineers gave any problems during construction?
2. How much was the Fee for Architect and STructural engineer's Fee?
3. I plan to construct on 1200 Sq ft plot- G + 2 floors + room ...Totally about 800+900+900+400= 3000 sq ft.
My estimate Ground - 13.5 L @ 1.7L per chadara
First Flr- 13.5 L @ 1.5L per chadara
Second Flr- 13.5 L @ 1.5L per chadara
Top Room - 4L @ 1L per chadara
Total= 45L

I have kept additional 5L for Compound, Sump, Portico work etc. Plus 5L for RHW, Solar water heater, Plan approval, Architect and Engineer Fee.

It will be a Labour Contract.

Inputs on my estimate by you and other forum members are welcome.

Hi,

Its a little challenging managing work and tracking construction. And my work requires me to travel 3 days in a week to other cites and sometimes out of the country.
First thing i did is to move to a place near to the construction so its easier to make site visits.
While i am in Bangalore i make sure one visit to the site and atleast two calls to the contractor. While outside Bangalore all tracking is done on the call.

With the Hybrid model i can be part o the purchase it ensures quality and satisfaction. And with lack of funds with me the Contractor can do some rotation and not have a stop start for construction.

Weekends are all gone near the construction site :) . With around 10 days + 5 Buffer days to complete construction, It interesting to watch all work happening in parallel :)
