Hi,

I need to buy.

1) Flush doors/Skin doors (Bedroom/Balconies) - 9 doors
2) UPVC Doors (Bathrooms) - 5 doors
3) Hinges, locks and other fittings for Windows /Doors
4) Bathroom fittings
5) Plumbing items

Any suggestions around hosur road/Bomanhalli etc would be really helpful.

Yes base price has not changed Rs 1380/Sqft, no changes due to rise in material prices (esp Cement).

I have made few additions (170 Sqft Room on second floor, Granite Vs Tiles, Chain Stairs vs Straight one inside the hall, wood frames ( 5X3 instead of 4X3), Closed the cut out etc) So i am expecting around ~3.5L going over the budget.
Final cost should be around ~45L instead for 41.5L

Martin,

Do you think skirting is required in all the places?
In some of the houses in US and other countries the skirting is just 3 inches even which would save lot of money.

Isn't it?

@ Venky. I agree reducing skirting spread, will reduce some cost.

I use to follow a lot of construction related programs whilst in USA. I think its more of a mental block to apply those techniques. Not sure if we get any skilled workers who can execute that or we can get those materials compounds in India.

Planning to do some DIY once construction is done.

Hi Ramki,

The problem is that i have my relative working in this place and I went through his reference.

Keeping the spirit of the forum I don't want to promote/refer this place as it would conflict of interest.

Hi Martin,

It is really a very useful post I congratulate you for that.
I am planning to construct a duplex house on my 30X45 west facing plot which is similar to yours, in your experience is it worth taking responsibility of material supply myself and giving only labour contract for construction? or simply go for lump sum contract? do you have any blog referal to compare the same.
