Does setback include compound wall

Post by rajeevanand »

I asked this question on a different post, but since it's a separate topic many people would like to know, posting the question here.

All the people I asked including engineers have not given a satisfactory answer. Especially in Bangalore, I get a feeling that bribing is a foregone conclusion for everything and people don't seem to worry at all about the bye-laws.

I hear that for a site with depth of 9-12 meters, setback should be 12% in front and 8% on remaining 3 sides. Now my question is, whether this can include compound wall (4 inch thickness).

Thanks

In the sanction plan there is no compound wall shown. So setback requirement as per my understanding is from site boundary to wall only

Hi,Rajeev
Set back includes compound wall thickness. All that you need to consider is site line as benchmark to calculate the set back .
For your information even a car parking is not allowed inside the set back line ,but you can make a closed garage on the back side corner touching the boundary and not exceeding one floor ht.

Praveen, thanks a lot for clarification. In my case, am leaving 9'1" wide space to accommodate parking on ground floor. There's no garage. It needs only 6 feet width. So, I guess am safe there. Am trying to make best use of the space and still build as per byelaw so that I can avoid bribing by committing a mistake knowingly.

And I have sent you a msg. Pls take a look and respond. Thanks
