Construction on a 30x45 site

Hello
I am planning to start construction of my dream house on a 30x45 north facing site in north Bangalore
The width of the road is 40 feet.
What I intend to do is,
G+3, i.e. G (Stilt Parking) 1st Floor - 2Bhk Independent Unit, 2nd Floor - 2Bhk Independent Unit and 3rd Floor - 3 Bhk Duplex with terrace.
Could someone please let me know if this is allowed, what would be the approximate cost of construction, etc.
I intend to use the best quality of construction materials so that the building lasts as long as possible.

Dear Deadlyvenom;
Presently BBMP is giving plan sanction in 30x40 (in my case) Stilt Floor + 3 Floor (G+2) + Headroom. It looks like, you are also planing for same floors. you should not have any problem. You have to take care with regards to no. of kitchen etc. In my case he said only one kitchen can be given.

For 40 feet road, your allowed FAR will be 2.25 times site area. So your could build upto 3037 sft in total.

Max height of building its 11.5m including staircase room level. So only G+2 is possible.

Having said that I have seen pretty much everyone violate that. I have a 60x80 site and right next to it in site of same dimension, a builder has built 20 flats with G+4. Two floors are definitely illegal.

Hi,

Did you say that 3rd floor would be a duplex? i.e. duplex would be formed using 3rd and 4th floor? Then i am sure any construction except head room on 4th floor is not allowed.
Also as per bi-laws, the number of kitchen that you construct should have equal number of car parking too. In you case there would be 3 kitchens so you need to show 3 car parking slots and it may not be possible in your site area. Max car park you get is 2 only.

The FAR should not be violated either.
