There are other activities with apts, schools, companies coming up on that road but the layout itself is underdeveloped because the locals are not letting it develop the layout itself. they didn't let the asphalting recently and filing unnecessary stays for all house constructions. hence the the prices are very low in this layout and very less houses even though surrounding areas are developing.

Hi,
There was local problem whenever new house used to get constructed. The disturbances was caused by few of the local people, who were jailed for 6 months. This happened almost 1.5 years back, after that there are no local problems. People say that now those issues does not exist.
People say that most of the original allottees are already having their own houses, and this they have done for investment.
As of now i have seen couple of new houses constructed on the 6o ft main road and when i asked the owner they said they had no problems from local while constructing.
More house construction is possible if site change hands with the first time buyers. Also recent development is that parents who have there kids going to Kumaran's school has started renting place surrounding this area as their kids need not travel for long distance.
Hopefully when the apartment work completes and more family start staying, there will be more development. It might take another 2-3 years for this area to grow.

I was planning to make a token advance but then I realized the site had a road hit and hence backed-out. During the site visit, we were not able to make out the opposite road as there was no clear demarcation. It was bushes all around. Please look at the layout plan and check for khata before making any purchase in this layout.

What are the latest developments in this layout. Are there any issues as mentioned in previous posts? I am also planning to buy a site here. The broker is quoting 1500 for a south facing site. Is this price is ok?

Hi, i am consultant and i am having 3 to 4 sites over there, measurements 40x60 only, anybody interested buying plot over there please contact me to 9845357443, it is good investment over there, can build houses, it is BDA approved and BDA Khata is there and very close to holiday village resort, kumaran's international school, many apartments like shriram, purvankara, mantri projects are going on, prices over there is around Rs1500 - 1600 per sq.ft over there,

My mother is one of the original allotees of a 30*40 site in this layout. Registration of the site was done sometime in 2001. We do not have a khate certificate since we have not applied for it yet. Recently I got the encumbrance certificate and paid property tax (vacant land) for the last three years.
I went to the layout area today for the first time and observed that while a lot of apartment complexes are coming up nearby there are not too many houses constructed in the layout itself (especially the area where our site is located i.e. near Holiday Village resort). There is lot of uneven ground, narrow lanes and lot of trees, plants and weeds everywhere.
I understand that out of the total 1700 sites of the layout, khate certificate is yet to be issued/ applied for about 600 sites. I have also heard that BBMP is taking up some of the area in the layout for civic amenities
My questions are:
1) Is there any known problem in getting the Khata certificate (after the Akrama Sakrama scheme comes into being)?
2) Is there any likelihood that some of the sites without khata certificates could be taken over by BBMP for civic amenities?
Please respond if anyone else has more information

I do not think getting Khatha should be difficult. Also there was a cover story on this layout in Sunday's Bangalore Mirror, which said that there are some confusion in site allotments.
My site had a BDA khatha from the original allotee..now I have one from BBMP.
When is the BBMP planning to start the upgrade work from ? Any idea

- Are the problems with locals solved?
- What are the current rates for 60x40 and 30x40 sites?
- How's the layout structure? The layout plan shows a lot of crisscross of sites and doesn't seem very well organized. There are a lot of private properties within the layout.
- Is there connectivity from this layout to BCMC or BOS layoyt?
- Is the village road the only access point for this layout?
