Construction in Jakkur (GKVK Layout)

I am grateful to all the forum members who have shared their views and suggestions in this forum. People who are unaware of constructing and whereabouts have really gained enough knowledge about it through this website and forum.

We are starting our construction in GKVK Layout shortly. Ours is 30x40 site East facing and are building Stilt, GF, FF and SF with hydraulic lift. Our queries for plan approval was fruitful with suggestions given by the forum members and the approx fees required for the plan approval. We visited the Sahakaranagar (kodigehalli) BBMP office for our EC, Khata Extract and Khata Certificate where we came across Mr. Kempegowda (9343981177 you can refer my name) whom we finalised to get us the plan approval. He was very helpful as his wife is also an architect who got us the plan (as per the norms required). We got the plan approval done by him within 15-20days max. We gave him total of Rs.98,000/- viz 3 kitchens (Rs.10K per kitchen bribe) = Rs.30,000/- and in DD form for BBMP and other govt agencies Rs.65,000/- and his fees Rs.3,000/- (No other fees paid to Mr. Kempegowda).

We have dig our borewell too. We found water at 200ft level (1' ) and dug further till 650 feet. We had contacted ganga borewell who had borewell there for many of the layout neighbours. We paid ganga borewell rs.86,000/- for casing,transport, labour etc.

After lot of search for labour contractor, we have finalised a contractor Mr. Dharma for Rs.23,000/- per chadra including barbending and other civil work, he seems to be very experienced and have built many houses in the layout.

Awaiting for the structural engineers working plan. But my question is as it is heavily raining now a days is it good to start the construction in this period.

Congratulation for reaching upto this stage and good luck for future work.
Can you share more info on hydraulic lift for house purpose? for four floor what is size and make you have worked out.

Sorry for the delay in replying , we have not yet finalised the hydraulic lift yet though the cost varies from 4 to 5 lakhs for 4stops (its customised though have 4'5" x 5' reserved for lift-2 to 3 passengers, no pit and headroom required). Will update once we finalise.

Hi,

Since it is raining, you need to wait till August end to start the Construction. As it is completely Outside work Initially like Pillars, Basement, Wall construction.

Also now it is Ashada Maasa, it is not auspicious to start the Construction till July End. Better to wait for some more days. (Don't know you follow all these)

Do share your Approved House Planning, so that it will be helpful to other forum members.

In the meantime till start of the Construction, Since your is only Labour Contract. Work out on the Construction Materials Prices by taking the Quotes from different Vendors for reliability/Quality/Transportation etc... during this Period.

This is my working plan. We have planned for 3 BHK with lift as per vastu...

Structural drawing is also ready.. As Mr. Chida_gs said processing to finalise the materials..
