CONSTRUCTING GROUND+FIRST FLOOR: YOUR INPUTS

Hi,
I am glad to have found this website.
We will be soon constructing ground and first floor. The location is behind MORE superstore - Marathalli outer ring road.
10 days back we got the borewell drilled. Water came at 730 sq. feet(2.5 inch), drilled upto 1200 square feet.
I am looking into the pump requirements etc.,
Once the plan and structural drawings is finalized, planning to start the construction.

My question:
Is it mandatory to take the working plan sanctioned /approved from BBMP (in my case, the site falls under BBMP jurisdiction)?
we are not taking any loan from the bank.
What will happen if we don't approve the plan and start building?

Congrats for getting the water in Marathalli !!! and you are one of the lucky Owner.

Regarding your question

Yes, it is mandatory to get the Working Plan sactioned & approved from BBMP - As it is needed for Electrical/Drainage/Water Connection which will only be supplied by Govt agencies

2) We are not taking any loan from the bank.
No concerns, this is individual specific - Good that you have enough money to complete the Construction

3) What will happen if we don't approve the plan and start building?
Without Plan approval, it is illegal to construct the House under BBMP Jurisdiction, all the Govt facilities will not be served with out approval copy from BBMP on Plan.
You need to pay the Charges to BBMP also.
Any deviation in construction will be problem if you don't have any approval plans from BBMP.

Just to add to Chida_gs,

The construction will be termed illegal. And you will end up paying a lot of bribe for basic amenities like electricity, Sanitation, water etc. (Government bodies are waiting for these kind of construction to make money)

worst case scenario in case you have issues with neighboring sites during course of construction, You will be always on the back foot as you don't have necessary approval

and finally you will not get an occupancy certificate on completion of construction.

So it better to initiate the process of getting the plan approval right away as it takes time. There are lot of recent thread on this site with regards to getting a plan approval you can check that.

Hi Pooja
Rather than understanding if we need sanction plan or not .I would like to understand why you are not looking for sanction plan when you have all the documents with you.
Paying construction fee to BBMP is mandatory like Income tax , we cannot even claim no knowledge about sanction plan.
You can read enormous information about sanction process, do's and don't in this forum.

Hi,
Thank you all for your reply and guiding me in the right direction. I will see the future steps involved in getting the plan sanctioned.
At present, we are constructing only ground and first floor. May be after 2-3 years later planning to build second and third floor duplex home. Now the Architect is drafting all the floor plans.
Do I need to get the plan sanctioned for all the floors or just get it approved for the current construction units(G+First floor)?
Any idea on this.

Hi ,You can take approval for current floors only ,later you can take for additional floors.If you don't want to go through the process of sanction take for entire building but then you should build at least small part of that floor and take it up later.

Please could anyone in the forum give me reference of labour contractor. If they are close to Mahadevpura, Marathalli side will be helpful.
