Summary for the Stage 2 construction.

Stage 3 work to commense from today- Till first floor roof slab.

martin how much in total have u spent ? and for how many squares ? this is excluding cost spend on wood work.

@ ausraja Mine is a Material contract so I make payments based on the schedule. I have made ~14L payment. Next payment is due just before at first floor lintel level. Construction area is 800 Sqft house + 400 sqft of Parking + Internal and external staircase.

Hi Martin!

As I had informed earlier, a qualified engineer or contractor will not miss these rods. It is clearly shown in the structural drawing at one place towards south side cantilever slab over beam B1. Normally, it is understood that these rods need to be provided at every required area. I hope your uncle might have guided the barbenders to continue these rods as shown in the drawing. I might have seen the earlier photos taken before these rods were laid.

Re-inforcement bars are placed to take care of tensile stress. In some places tens. stess gets developed at bottom level and in some places at the top level. A single bar which serves at both the levels are bent at one point which is generally called as "crank".

Pillar and Room marking completed... Lintel level to be reached by this weekend..

Moulding has come good most place.. However there had been buldges in some area spoke to the centring guys,They said the binding wires got cut while using the vibrator. Contractor said that it can be corrected while finishing.

Hi Martin,

How many days you have left it for curing? Also, have you removed the shuttering support ? If not, when you planning to remove them?

Hi Martin,

I'm following your thread closely since the start of your duplex construction, overall you have made a good progress and plan & construction have come good. All the very best !!!

I would like to give a visit your construction site during a weekend(this?? 14th June??) also I would like to get to know how your contractor is responding now ? any glitches/mis-managed scenarios ???? if you are satisfied with his work & skills, can you share me his details ?

I'm starting the construction of my duplex in 30x50 in a month's time...... going for a borewell drilling in 7-10days time..... Keeping my fingers crossed and hoping for the smooth transaction & good experience overall.....

@ Balaji, We had left standing water on the moulding 7 days. Post that every twice curing happens and since its raining now its a bonus.. The shuttering support has not been removed it will be removed only when we start moulding the first floor as we are planning to do this by end of the month.. or early depending on the bank disbursement.

@ Guruprasad, Thankyou and wish you all the very best for you construction. You can visit the site anytime everyday after 6PM i am at the site and on the weekends.
I will PM you the contractors number.
With regards to the Contractors work since this is my first construction i cannot compare with other contractor and comment.. There has been some misses but nothing major,he has taken feedback and corrected it immediately and i have my uncle who comes once a month and checks the progress he is satisfied.. But major issue i am facing is with funds... The contractor is unable to fund the construction by himself. he is managing few things as he get credit on few items and wages of few workers.. so he is dependent on money i give and i am dependent on the bank.

Martin, thanks a lot for your wishes. The reason i asked your feedback on the contractor is, initially they commit to certain brand-quality of the materials.... on the later stages they miss to stick to their commitments... Also on the quality work the mason is doing....
Usually these contractors depend on the owner for the complete funding, but good to hear your contractor is managing somehow.... hope the work is progressing everyday.....

How far the construction is complete now ? can you share the latest pics.... ?

Hi Martin,

It has been observed from your conversation that Bank loan disbursement is delaying every time/Every stage, Don't know what is the reasons for this.
Usually Private banks will disburse the loans quickly. Please speak with Senior Mgmt in Axis bank with your concerns.

I understand your EMI is already started parallel with the Loan disbursement. So they should not have concerns in the Loan disbursement considering your repayment history for the loans you taken.

Could you please mention what are reasons the Banks are giving for delaying the Loan disbursement. This could help Forum members to understand the Glitches for the Construction Loan disbursement.
