My Friend, staying abroad is trying to sell his 8 year old flat in Bangalore. His new buyer is applying for a SBI Bank loan.
The buyer says that SBI is asking for updated Khatha certificate. My friend already has a Khatha certificate in his name, which is 8 years old.
Should he apply for fresh Khatha from BBMP? Or is it a buyer's responsibility?
Can someone throw light on this?

Are you talking about the latest encumbrance certificate and not the Khata itself ?

I know encumbrance certificate is buyer's responsibility to get them. He meant Khatha only. Is there something "updated Khatha" or up to date Khatha, which they ask during loan process?

I guess they want latest copy of Khata and Khata extract? I got the same for building plan approval from BBMP ward office - Charged 125 rupees and you need to submit request letter, EC and latest tax paid receipt. But this was for a plot probably the same for flat, not sure. Also not sure if only owner can apply for it or anyone can do it.

There is only one Khata to my knowledge. I guess they just want the latest owner's Khata.

Earlier the Khata was in the Old Forms, Now the Khata should be taken in new Forms 9 and 11. Please check with nearby BBMP ward office and submit that Old khata and get the new Khata in Form 9 and 11 only. They are required now for any Bank loan process.

1. Yes, latest copy of khata and khata extract is necessary - as Chida pointed out, the format has changed and banks usually ask for latest copy to be sure of clear title
2. Yes, it is the seller's responsibility to obtain the latest copy of khata + extract - primarily since it requires EC and tax paid to be produced during application
3. Applying for latest copy of khata is fairly straightforward (much like EC) but usually takes longer - upto 10 days I think - depends on the efficiency of the local office
