my sincere opinion is do not go for this project. this project is under progress from last 4 years. Till now only the structurals in place and the pace of the work is very very slow. the main reason is they don't have money to do the work and as I heard there is poor response for their project and they are trying to push it through the local real estate agents also. by looking at the situation, atleast it may take another 2-3 years for completion of the project.

instead of wasting your time and money towards Pre-EMi, look for some completed and ready to move-in projects. Just beside the Brigade Gateway itself, there is one more completed occupied project from renaissance. you might find few unsold units. try your luck

I visited Brigade gateway site this past weekend . 3 BR of around 1650 sqft is being quoted for around 1 crore . The sales folks in their office didn't seem very eager to engage in price negotiation which made me think that they have sold out most of the apartments and have a good number of prospective buyers for the remaining apartments.
Once all the construction of apts , office tower , mall etc are completed and the lake , land scaping etc are done , I think it is going to be one of the best communities in B'lore . But the price seems to be on the higher side I guess...

majority of the Brigade Gateway units are still in the developers hand and he is not able to seel them at the steep price from last two years. Hence he doesn't able to arrange money to finish the project since last 4 years. I do not see any major change in the construction side since last 1 year. If at all he had sold out even 50% of the project, he could have completed the project and would have fetched a premium rate for the completed units of the remaining 50%.

Marketing folks always try to fool the customers by claiming everything is booked and doesn't show much interested until you show yourselves as a desperate buyer of their project, so that they'll get back to you saying and they'll try to mint your hard earned money. one of the silly reason they give once they come back toyou is that, we got a resale unit from one of our genuine customers as he is leaving toabroad,...etc

Even the neighbouring Renaissance project itself is vacant in their second phase. So how can you expect such a large project of Brigade with 1000+ units has got very good customers in his hand????

brigade has announced their performance results for the 2nd quarter ending september 2009. sales have DROPPED by 20% compared to corresponding quarter of previous year , which itself was quite low. the profits are down by as much as 88% !!!!!!!!!!!!!!!! their company personnel were not available to the media for comments. so most probably they are unable to sell their properties and must have been quite tired of persuading reluctant prospective buyers to buy. perhaps hence their marketing persons' reluctance to even talk to socalled buyers.
