Urgent Information- Labour rates for Columns and Beams

Dear All,
My house construction is currently underway in kalkere near Banaswadi. Due to some budget constraints, I had to redesign my first floor and save a lot of area for future construction. The house is given only on a labour contract at Rs 260/- per sqft. My Contractor has already finished some columns and Beams on first floor.
1. How much should I ideally pay him only for Columns/ Beam work (only labour)?
2. How is the calculation done for Columns/ Beams?

pay him the entire labor charges that he has spent + something.

There is no other standard way to measure or bill this work.

Its little tricky if you don’t have a payment schedule at Stage level.

I was just thinking that you can approach it from a percentage completed and release a part of the payment.

Illustration: Assume you total construction was 1000 SqFt. And as per the rate you have agreed 260 per Sq Ft. Once the total construction is complete you have to pay him INR 2,60,000.
Now since only the pillar and beam is completed its normally considered as around 15 – 20% Completed. You can release between 40K to 50K

This is just an idea. There could me more precise way of doing it probably a Engineer or Architect should comment

its actually tricky. Actually on first floor, my initial plan was to construct 800sqft of living area, agreed at Rs 260/-, and stage wise disbursement.
So columns and beams for entire 800sqft was constructed. Now, I am using up only 400sqft of that area for construction.
Thats why, I wanted the exact labour charges for Columns and Beams. yeah you are correct. maybe an architect/ engineer can help me here!

finally agreed for Rs 15000/- as price for columns and beams. Issue solved! Thanks
