Finally Started my construction a Duplex 30X50 site in EC...
Re: Finally Started my construction a Duplex 30X50 site in E
Thanks npawar. I will inform the contractor to do that.
Currently we had planned three pipes. one inlet from water source. One 6'' pipe towards the gate for tanker if required in future and one pipe to fill the overhead tank.. But i will have one for overflow.
Completed the sump plastering after laying the chicken mesh & iron rod..
Pillars till the Plinth level has been layed. Earth will be filled back and planning to leave Two tankers for water over the weekend for the refill to settle down.
Plinth beam will be fixed early next week..
Had a vistor come near the site. He claims there is a case against the sites in the particular survey number in Anekal court and his suggestion was to go for a settlement by approaching their lawyer.. I have humbly told him not to waste his time and bring a stay order if he wants me to stop the work.
Looks like all sites in Bangalore have a litigation case

Hi m_d1982,
Your sump came out really well. Why the rods needed in the sump wall? Is only mesh not enough?
Keep posting and thanks for sharing the information.

Jawahar

Thanks Jawahar,
As I understand from the contractor. The rods are placed mainly for two reason one provide additional strength and uniformity to inner walls. It also helps while laying the concrete slab cover for the tank. I will take some pics while that is being done.
My tank is very close to the pillar actually sitting just above the footing. Initial plan was to have the pillar inside the tank and have the tank opening between the house wall and compound wall gap of 1 Feet from the compound wall.
After much deliberation i decided against that and reduced the size of the tank and decided to have the opening inside the house basically in the dining area. Even though it will be a challenge to clean the tank, I dont have to worry about the pillars integrity and neighbours construction plan.

Hi m_d1982
It is not advisable to have a sump tank inside the house. Sump tank need not to go so deeper and lot of care need to be taken about nearby footings. Generally the depth of excavation for a sump tank below the nearby footings are not at all advisable.
The shape of the footings need to be atleast to the nearest cuboid. Earthwork done by the machine need to be trimmed by little more human effort to achieve this.

I agree this a little tricky.. The tank is built 1 1/2 feet above the footing. and they put 40 mm jelly.. i will need to discuss with contractor on this if any additional reinforcements needs to be done near this pillar.
The problem is that my site is west facing and as per basic vastu the sump needs to come in the north east corner.. initial plan was to build the tank on the west side as i have 2 car parking space there, which i had to change

Hi Martin
Instead of 3'6" set back, you could have gone for little more on the north side by compromising the dining little. Or else, the sump could have been 3'6" outside and the manhole part be left outside. Better to take care of seepage seriously. While planning, it is better to think all of these factors.

Yes quite a lot of sites have litigation cases going on. Are you aware of the nature of the litigation? During construction can the opposite party get stay order?m_d1982 wrote:

Most of the cases take 10 to 12 years and end up in out of court settlement. 12 years paying court fees, lawyer fees, spending your precious time running around
looking for final solution!!!
Are they any layouts that are litigation free?
Re: Finally Started my construction a Duplex 30X50 site in E
I know.. Its quite annoying after months of searching you finalize a site.. you put all your investments and take loan and buy the site..Then you end up in this situation..
The reason why i am surprised is i have all documents of the property verified. i have the original sale deed, conversion letter, BMRDA approval which clearly has my site number and survey number.. I have also got loan from Axis bank on the site.
Before starting the construction i have the E Katha transferred, EC taken, and Also got the Building plan approval, Temporary connection done..
Anyways i am not planning to go for any settlements as i believe i have followed all due procedures. And there are around 4 houses already built in the same survey number..
lets see. I have told the contractor not to stop work at any cost...

Facing issues with getting water Tankers. Yesterday managed to put one load of water in the Pillar area where we have re-filled the soil. Hopefully i get the water tanker to put of couple of more loads of water today and allow it to settle overnight. The Plinth area beam work can be started tommorow..
