Even I agree, i found your quote to be very good. I have posted mine (before negotiating) here :

Although most of the materials are same in some cases there are better things in your quotation and total price is also lesser even after considering that he is charging full cost for parking areas etc. mine comes to approximately 50 per sq ft more.

Hi,

I had a Architect & his structural engineers who created the work plan,3D Elevation, Plan for Panchayat building plan approval (As my site is BMRDA approved Site) it costed me 20K. I also got an estimate from him.

Post that i went about searching for contractor. I also created one material list based on inputs i got on this site. And after negotiations finalized the contractor i also checked his current and past projects took feedback from his customers. They were pretty good.

I wanted to make sure the negotiation lead to a win-win situation and also added a component of incentive 50K over and above the agreed total cost. This would be completely my Prerogative and would be given with the final settlement, if the contractor completes the work to my satisfaction.

I will send the contractor details to your ID. However please note this is early days in my construction i have just have the pedestrals put for pillar today and footing will be done tommorow.

Guys its just not about the cost , ask one question.

is it do-able at this cost and with the present labor rates? If it is then its a jackpot and we need to keep an eagle eye all the time.

Just done with the footing work.The work till plinth level will be completed by early next week

I agree as with any Material contract or construction work in g eneral need to keep a close watch on the construction. And do regular checks on the Work completed Vs Cost of construction and not leave it to the end.
I will keep the forum updated.

Great Martin. Keep us posted regarding the proceedings.
Did all the structural drawings done by Architect or did you hire structural engineer to do it seperately?

One question, in your last pic(pillar work), before placing those steel beams did they put anything on the bottom of it, so that the bottom of the steel is leveled?

Sure Will do Ramki.

The Architect whom i got my plan done, has structural engineers with him. Its like a small firm with Architect, Engineer and few people to do the drawings on Autocad.

We kept stones below that so that the steel rods don't come in contact with the soil and the concrete fills below the rods aswell. For the Footing we filled concrete for 1 foot and 9 inches.

Started the Sump work for approx 7000lts capacity with 9 inches brick. The Sump will come inside the house in the North east corner. Any precautions that i need to take apart from water proof plastering. i am also planning to lay tiles in the inside wall of the sump.

my advice is not to go for tiles, always dust n bacteria get accumulated in the gaps of each tile, best suggested option is to have painting done, there is several specific paints available for sump tank, which keeps is smooth and also protects from bacteria n other stuff and also please plan for overflow option of having a pipe 6 inches below the sump lip such that the overflow goes outside to drain instead of overflowing inside the house, believe me this is required even if you have the "stopper ball" whatever its called, this won't work at times, so have overflow option as said above
